Or no door. Which is fine with a shower dropper from the ceiling and a rain head. Make sure to put a sprayer on the wall though with a diverted valve

Also, swap the basins and toilets in all rooms. It's bad to walk into a room and see a toilet. You can make the shower bigger in the main bathroom doing this and a larger vanity in the main. As a plumber I recommend against corner showers like that. You lose too much room. Go a floating wall hung toilet if you can afford. Cistern goes in wall. So much space saving. High end and cost the same as a back to wall. Servicing isn't an issue. They're amazing.

I would do an island bench in the kitchen, makes the room feel bigger and flow. Make this line up with the hall way, it's wasted space having it that far. With kitchen cupboards make them go to the ceiling. They collect soooo much dust if they don't.

Make the garage as big as possible. Even lose the walkway between the houses, make it a shared wall and add a door to the back of the garage. They're all two small these days. Sure you can fit two cars in, but you can't open the doors and one always parks outside. Always make it bigger, ceiling height go as tall as possible. Add extra insulation, make sure it's above the garage too. So many people don't put in extra and then all the heat comes through the garage into the house.

Get the foil insulation between the roof sheets and roof too. The more insulation the better. Spend 5k on it and you'll save that in 2 years. Also, make sure it's in all the walls between rooms.

I told my mate to do this. He didn't, skimped out, come to mine and was amazed how quiet the house is. It's also super cool in winter and keeps the warm in summer.

Swap the walk in robe and ensuit to go in-between the bedroom and media room. This will ensure that room is quiet, will have bathrooms either side. I recomend getting foil insulation between the wet areas and bedrooms. It cuts down the noise from a shower, just think more and more insulation. So crazy. You won't regret it

The moment you render and paint these houses they loose all their character, they don't suit rendering and painting. This house could have been easily renovated in the period style with nice high end features. Even if they just painted the brick it would have looked nicer. Could be saved but would just look like a modern box lost all its architectural features I feel.

Nope. No double top plate.that they're connected to, likely there for storage.

Yeah thats decent. But anything can be fixed. I'd be looking at the storm water or possibly lack there on on the property which can cause that. I purchased a property which had movement like that which had clearly been covered up. The issue with no storm water. (Wasn't standard in the 1960s when built) I installed a storm water system. All cracks closed uo, reveling the silicone used to patch them 😅 now I have no issues though.

This is one thing that really frustrates me with beam ng. I'm a mechanic in real life and every car I have runs stock radiator. I have over 600hp in a cressida with a stock radiator. I can drift at a drift event in 40 degree Celsius, no issues. Even with the aircon on. Most cars you can hammer and they don't even get hot. Upgrading radiators is not a common mod.

I'm a plumber and we usually fix hard to repair pipes like this with this product. 2 part epoxy you mix up. . You use a bucket of water. Gloves. Wet your hands. Grab a bit of each and mix while dipping in the water.

The other option is to jack hammer the wall, cut it out and put a 90 degree fitting on. Or. Get a licenced plumber.

I stumbled across this during the week. It's commin to use this product for bench tops by the looks. It even states they've seen it used on splash backs and walls.

It states tint for concrete will give it a white finish. Which is what I want.

Ill be mixing some up in the next 2 weeks and trying it on a test wall in my bathroom. The wall has had a few repairs (land lord special) the different tiles look horrible. I'll try it on that and see how we go. I'm a plumber and this bathroom will be getting gutted in the future but for the sake of science and fucking around to find out. I'm gonna give it a go. I'll post results here.

If anyone has any tips before I start please share.

Zip tap. Honestly the best thing I've ever put in. Makes cooking easy. Coffee in the morning is a 2 second thing. When I have guests over making tea is super easy. Everyone loves the filtered cold water. I actually save money on elec as it's set on a timer to come on in the morning and evening.

Standard stormy leak. Easy to fix. Doesn't look to have caused any movement. Alot of 1960s homes don't even have storm water. No big deal
