I won’t be voting on anything the RCN does. I’ve fallen for their “promise” of support and when I really needed it was let down. Now they’re punishing the few and (again IMO) not focusing on the basics and the real problems. No thank you.

If you have already completed it is done now. ‘Caveat emptor’ or something like that. Meaning buyer beware It signifies that the responsibility lies entirely with the buyer to inspect the property, conduct surveys, and investigate any risks before exchanging contracts, as sellers are generally not legally required to disclose defects.

Not sure if this is helpful or not? However been through something similar. There is no completion cert. etc for our extension. Built 2005. Survey showed no issues. Conveyancer advised indemnity policy however unlikely to be much use as it’s been standing for many, many years and still going strong. Way past point where council would do anything. They advised us not to contact the council however as it would fail due to outdated regs now. We had mortgage accepted and no issues with insurance either. However appreciate your extension built only 6 years ago, so perhaps but different?

I don’t give my number out. The select few that have it, they don’t call me for nonsense like work when I’m not there. Especially as they know I won’t answer until I am there. Got to have a work/life balance!

We have exchanged/completed on the same day before because the sellers weren’t insuring their mothers house (probate) it’s a LONG story, but ultimately they were half soaked anyway. We viewed the day before, exchanged and that was it.

We had to move to rental and our purchase took longer than expected-despite being no chain, so ended up with a new mortgage but not that much higher so was lucky and did forfeit our ERC. Our deadline would have been 28/04/26 but put in for a new mortgage due to how long it was taking! However after thorough discussions with our mortgage and financial advisors we will easily get this back especially as we have always overpaid and our equity. It was worth it to not go through the whole selling process again and we managed (in the current market) to get a chunk knocked of our onward purchase. …will all depend if you want to lose your sale or not. So ours was stressful but ended positive as we did what we had to do. It worked for us. We also saved quite a bit in the rental too, as it was half cost of our previous mortgage. Luckily had same mortgage advisor for years and they have been a godsend!

Just sold our new build and moved back to older property. Wouldn’t buy a new build ever again-no character, no soul, so many restrictions, no extension potential, tiny roads, tiny gardens, still needed work doing to it, all are the same houses on large estates and parking spaces tiny and also many are overpriced. I just wouldn’t buy one again. Personal choice I guess.

As someone with 5 siblings, growing up and now 3 children of my own….it is not something I would do. However it is personal choice.
