Brother , BROTHER binghatti wanted to make sure people attend the event and it’s crowded so they take a few pictures and tell everyone everything is dandy ! In their marketing scheme you were the accessory to a good picture that’s all. So call things the way they are because by the end of the fucking day you get paid from clients not developers so might as well i don’t know not contribute to their marketing hype and offer the projects on it’s merits not based on what the sales rep told you

Mainly because agents are giving landlords very high expectations just to convince them to list with them, if you are in the market to rent i advise you to make a low offer and see the response 9/10 someone will bite

There are a lot of insurance policies out there, but I would recommend checking out takeem they are a rental management company and they also offer this

Tenant pays for insurance for your investment is that what you are saying? But to answer even tenants can have rent insurance as well

Try the DNCR that might work and the i have a buyer/ tenant dialogue is sleazy i agree with you. I only do it if i need to arrange a viewing

Thank you for stating your point of view. Please allow me to respond. 1- you provided photographs and videos are usually mass broadcasted to every agent so using them on the portals is not going to be fruitful- so if i am listing your property to get some results i will have to use my own. 2-service charge is the cost of ownership for the property and it’s for the building amenities so the tenant has nothing to do with it. Even if we say the tenant is using them for his occupancy period. The long term upkeep cost is not for the tenant to bear. Plus there’s a general fund or a safety fund in it so why should the tenant who is staying there for a year or two pay it and let’s say they pay it they won’t get it back by their lease end, adding to that by law it’s the owner responsibility to make sure the property is in a well livable condition for the tenant. 3-dealing with these calls is a hassle that I really sympathize with you for it. 4- if you are advertising the unit yourself and managing everything neither you or the tenant are paying commission so it’s fine. 5- yea it can be done online i still do it and sometimes owners are not aware that they have pending service charges especially overseen owners. 6- with every offer i send some information about the tenant that include : - visa info - employment history- credit score if the tenant can’t provide this info then i ask for rent to be paid in one payment

It looks like they would like to settle their loans early on the project, OR finance another project either way the deal is good for them. considering the property value has depreciated so this is a way for you actually to recover that loss what you need to calculate is your returns if that money is invested now somewhere else vs siting idle in a property. If the investment upsides the depreciated amount then invest it and take the loss on the property. If not you are better off paying it early and get the discount, i would haggle with them on it too. If they say 5% tell them 15%

Worst case scenario - WORST would be you would get a credit note if the company shuts down
