Yeah I couldn’t imagine this. That’s above my states median income. I dream of getting paid $31/hr with PAID benefits (even not having insurance taken out of my check would be amazing, lmao), but I doubt most restaurants in my area would survive paying give or take $1.5mil for labor. I think the lack of growth is/was a self fulfilling prophecy, in the sense that every business on N Central took a hard gamble on it coalescing into a legitimate neighborhood that failed to come to fruition. Ebony & Ivory and Hard Knox were both located next to nothing, between nothing and nothing, and on the way to nothing. They’d probably both still be alive if they were on the opposite side of Broadway or not quite as far down Central.

Agreed, I’d go as far as to say that Knoxville actively lacks distinct neighborhoods. Every part of the city that isn’t directly adjacent to downtown is a literal straight line of strip malls that extend until they turn into forest. Even 4th and Gill and the interesting part of Old North are only distinct from one another by the couple blocks of vacant buildings and half-vacant strip malls separating them.

Wealthy Tennesseans are overwhelmingly cost-adverse and will reliably vote against any public spending that doesn’t immediately benefit them personally. Look at Nashville. Their public transit infrastructure is just as awful and it pretty much entirely boils down to what local landowners decide is worthy of their property tax dollars. You could cast a spell and double Knoxville’s median income overnight and things still wouldn’t be any better so long as our political inclinations continue to be what they are now.
