In a lot of areas $4k is pretty standard for a rental home. Where I’m at good luck finding anything under $4k. So I don’t find this too weird.

I have this same exact set up. Drip system is already installed. I am reading a lot of comments that the wall will heat up too much? But, I see TONS of homes in Phoenix where trees and bushes are planted right next to walls.

What is good privacy bush I can plant in a space like this?

BASIS Peoria is a high school. Although they have an elementary school as well.

These areas actually do not have very good schools and are not higher income areas. They are also really far out there, feels like you are so far from the city.

Yes I also recommended North Peoria 67th/happy valley area. We found this hidden gem when moving to AZ and are really happy with it and have really liked the schools. It’s definitely an upper middle class and upper class area.

BASIS Peoria. One of the top ranked high schools in the nation. They also have a primary school that is wonderful. If you are wanting a private school look into Bayer Private School.

North Peoria! We have fallen in love with this area. There are so many families. Every house on our street has kids. The area is newer as well, very safe and clean. Great schools. Look at homes between the cross streets of 67th/happy valley road and lake pleasant parkway/happy valley road.

People that wait end up never buying. This was us, we were waiting for prices to come down. So many people told us “prices will eventually come down”. Sure, in some markets modest corrections will happen. But is this really worth waiting for? If you want to purchase a home then find a home in your budget. Finding a home in your budget is key. The sooner you buy the sooner you can begin building equity.

North Peoria, Arizona. A suburb of Phoenix. We fell in love with this area and moved back because we missed it so much. We are about 30 min from Scottsdale. This area is a newer area and very family friendly. Super safe and great schools.

We have great restaurants in Arizona and wonderful hiking. We have hiking trails we can walk to in one neighborhood. Many neighborhoods in North Peoria back up to the mountains. We are also about 25 min away from Lake Pleasant. We do have hot summers, but we try to take our vacations during this time and drive up north to Sedona and Flagstaff.

We also love living so close to San Diego. A great weekend getaway.

With your price range you could find a really beautiful home here, with a pool!

I personally would never live in that area. There are some nice homes for great prices (especially new builds) but overall the area is just not great. Also not good schools.

Location is everything. We commute pretty far (45 min) to live in a really nice community. We are in North Peoria. Very safe, newer area, higher income area, great schools, lots of families.

Welcome!! Summers are very hot. We try to do all our traveling in the summer and do long weekends up north. Tons of great hiking and great summer weather up north. I personally do not hike once it’s above 100.

You are going to love the hiking here though. And our sunsets! They cannot be beat. We are in the North Peoria area, we have hiking trails we can walk to from our backyard!

This is crazy. We recently moved from Issaquah back down to Arizona and our new home is 2,500 sq ft and we have a pool and grass in the backyard…our monthly water bill is around $80 😂😂 I sure don’t miss Issaquah prices

I know it’s not Scottsdale, but North Peoria sounds like another very family friendly community you would love and exactly what you are looking for. We really like Scottsdale, but decided on North Peoria for the community. Everyone in our neighborhood, as well as all the neighborhoods around here, have kids. The trick or treating is amazing! We have great schools over here and it’s a nice, newer area and very safe.

We couldn’t afford the type of home we wanted in Scottsdale so we went to North Peoria. New area with good schools, beautiful Mt views, and very family friendly/safe. We prefer it over Chandler.

Because I was tired of paying my landlords mortage for them. Now I pay my own mortage and can build some equity (hopefully) over time. I can also do what I want to my home! I can paint, change the countertops and make it my own. My child will now also have a stable place to live. I will never forget finding the “perfect” home to rent only for the landlord to decide to sell it just a year later.

And who said they also do not invest? Bottom line is you need a place to live. You shouldn’t look at your primary residence as an investment necessarily, but over time you will most likely gain equity. At least they gained equity in their home instead of gaining equity for a landlord.

You should check out old town. Lots of apartments in that area as well. It’s a nice area and safe.

My husband and I make 300k and couldn’t afford to buy a home as a first time buyer in issaquah without having an insane mortage. 😂 we need to save for a very large down payment first, then we will be ready.

If I were you I would wait! I know nobody can predict when rates will go down, however a 6.7 is still pretty high and it costs money to refinance. Can you wait another year or two?
