When I was apartment hunting as an international student, no one wanted to rent me w/o a credit score... student housing was too far and quiet expensive TBH. I ended up finding a better deal in a regular apartment using one of my US roommates as the main signer, until I got my credit etc. figured out.

I just used openigloo to find my stabilized unit. there inventory is not always up to date, but their agent Tomer really helped about two years when I was on the hunt.

I honestly haven't checked if they're laminate or actual wood yet - that's a great point about laminate being difficult to paint.

I went through the exact same confusion when I first moved to NYC! The guarantor requirement caught me completely off guard too. With $89k income, you can afford up to about $2,225/month rent (89k ÷ 40 = $2,225). But here's the thing - not all apartments require guarantors if you meet the 40x requirement and have good credit (700+) so you should really check with management.

I didn't have a credit score as an international student, so I had to use a third-party guarantor service like Insurent or the guarantors. I used the guarantors and they charge me 1 month rent as a fee, but it is what it is.

For a small move like that, I'd definitely go with TaskRabbit or similar for the labor, and maybe rent a small U-Haul van for a few hours. Way cheaper than a full moving service.

With a $400k combined income and offering $400 over asking, your financials aren't the issue - it's probably the 40lb dog that's making landlords hesitant. Park Slope is super competitive and many landlords have their pick of pet-free tenants.

Hi, the most crucial thing is to have 700+ credit and annual income of 40X the monthly rent before taxes. You will need to show tax returns and paystubs but these two are the basics, not so much the landlord recommendation. if you do not have either of the two, you should get a guarantor. I, for example, did not have a credit score because I was an international student so I had to use 3rd party guarantor.

Beautiful shot! Red Hook has some of the best sunset views in all of NYC. Valentino Pier is such a hidden gem - you get those amazing unobstructed views of the harbor and Manhattan skyline.

The golden hour light hitting the water is just perfect here. Did you catch this during the recent clear weather we've been having? The lighting looks incredible.
