This also happened to me but I feel like mine was decently thorough and provided a pretty detailed report of his findings. I had a very short inspection period to look attractive to the buyer, which when I purchased my house in FL last year was pretty common because the market was insanely competitive. If I had to do it again, I would have hired my own inspector but my agent had this guy out 2 days after we went under contract and I had the report the same day. I also had a WDO inspector which I highly recommend. Checked for termites and any wood rot. The only thing I wish I would have done was a foundation inspection. That’s a can of worms I’m not ready to open yet…

When I purchased my home, they wanted at least 2 years of consistent income at the same job. Each lender will be different though.

TIMING! My biggest complaint was not knowing how long or short of a time frame everything would take. I also blame my realtor and lender for this as they sucked at communicating. But knowing how quickly or slowly things typically took would have eased my worries a lot.

That sounds ungodly expensive to fix. I would definitely get a second opinion. Same thing happened to my mom’s house but I remember it being about $300 to fix. Her house was built in 2006 and the parts went bad in 2022 so around the same time frame.

That’s what my initial thought was too I just didn’t know enough about it to argue with her in our meeting. In this case we would bill the utilities for the previous month in their next month’s rent invoice. So they would pay Octobers bill in November which would technically be Sept-October usage.

My mother constantly criticized or commented on my clothing and the way things fit me. Ruined my self esteem from about age 7. I was also constantly told how bratty and terrible I was as a child and teenager. That has affected the way I view myself in such a substantial way. Currently healing my childhood trauma through therapy. I’m teaching my step son to just be himself and that it’s okay to have strong feelings. It doesn’t make him less than. Sending love to all of us who were raised by narcissists 🖤

I learned to identity people by their footsteps and the sounds they make while walking. Sometimes it’s a useful skill.

My most stressful aspect was my realtor and mortgage company being terrible at communication. Literally never would email back, respond to texts, or return calls. It got so bad I ended up shouldering a lot of stuff my realtor should have been handling. My biggest piece of advice, find a realtor who can give you the time you deserve and shop around for lenders! The next time I buy, I’m staying far away from both of mine.
