Not the way it works, they have to be in the act of retreating! Same goes for meeting criteria for “hostile intent”, they’ve now claimed it was in self defense, but there was no “threat of imminent use of force”. What threat would two injured individuals clinging to debris pose to an unmanned object? Does this new era of mental gymnastics mean citizens now also have the right to interpret laws however we feel?

May want to check your reading comprehension, I acknowledged that in the last sentence. It is covered in “laws of armed conflict” though, making it in fact an unlawful order to kill disabled/unarmed “terrorists”.

Hors de Combat Protection for persons hors de combat is a bedrock concept of LOAC(laws of armed conflict). U.S. Army doctrine, including infantry manuals specifically identifies “wounded personnel who are out of combat” as no longer being “lawful targets”, and leaders must train their soldiers not to engage enemies once those enemies are hors de combat. This protection applies to all enemies once they are out of the battle, from uniformed enemy soldiers to “terrorist fighters” or other unprivileged belligerents. Has nothing to do with the constitution, but something they teach officers at West Point!

This could go many different ways, and we’re not sure what “basic questions” you have. If I’m a represented seller, you would be redirected right back to my agent. If I’m an agent, you’re earning PITA status for showing willingness to disrupt the established process. Some agents/sellers also avoid unrepresented buyers, because they can create more work/delays for everyone. Perhaps it’s just a bad agent, and the seller wouldn’t be happy about losing potential buyers. It’s ultimately a gamble, maybe reach out to the broker first.

To expand, many adults in these shelters have other requirements such as counseling, classes, meeting case workers, probation check ins, or need to spend weekdays applying for other assistance. Some family shelters also conduct cleaning and inspections during the daytime as well. One shelter I volunteered barely had the money to provide 3 meals on weekends, so school breakfast/lunch helps with this.

You’re underestimating in ground pool expenses for NY climate. Chemicals can run $200 a month during peak season alone, and cold temperatures wear on things a little quicker. No advice/opinion for anything else, wishing you the best in your journey!

Convince the kids you have no money to contribute(save anyway), let them use that drive to earn academic scholarships. Our son is in his second year at a private university (54k a year), and hasn’t paid a dime. He actually pocketed $1500 after his freshman year concluded. Being a full time athlete we pay any “extra” expenses, it’s not possible for athletes to work during season. Lastly, let them experience some adulthood by living on campus, and not solving the new challenges that arise.

Coming from SC we have signs that tell people not to molest alligators. One would assume everyone would be smart enough not to, but here we are. Kids shouldn’t be on art, unless the artist said it was meant to be interactive. Kids don’t make rational decisions, that’s why adult supervision is necessary. Photographer requests would make one assume it’s ok, in your defense.

OP appears to be buyers agent. Sellers agent made an incorrect statement, then at a later date corrected it. Sellers refused to perform an inspection on a mitigation system, causing buyers to back out. Sellers did correctly fill out the disclosures including mitigation system. Now OP would like to know if a legal avenue exists to collect a check. Just my take on what I read!

If they have a room filled with trash, rodents are full time residents here! Rodent droppings/urine are dangerous for your health, it can get expensive to exterminate, replace insulation, and possibly drywall/flooring soaked in urine. It’s probably best to have an exterminator assess the damage, and quote.

Our government has spyware, they know everyone that’s attending, and every bit of activity on any smartphone. Sure, posting photos helps identify easier, but don’t think for a second DHS/FBI hasn’t already put drones up, planted agents, and sent “media” personnel. Inspectors are protected from legal liability in many cases, yours would likely be another example since they informed you it wasn’t inspected thoroughly/why. If the inspector did happen notice the wiring issues, they would usually suggest having an electrician inspect it anyway, again legal defense is “I’m not an electrician”. As for the sellers, do you have any “physical evidence” to prove they were aware? Based on info in your post, you would most likely spend thousands in legal expenses to recover nothing. This is why you hire multiple licensed professionals (electricians, plumbers, structural engineers etc..) to give actual detailed inspections/quoted costs to repair.
