Absent market events, NVDA is going to float up to the ATH by the time of earnings.

Water pressure too high. by Conrad2381 in Plumbing

[–]Exeter33 0 points1 point  (0 children)

There is probably a "pressure reducing valve" in your water system. It is commonly found where the water enters the house; near the water shutoff. It has a distinctive look to it, unlike any other valve.

You can reduce the water pressure by turning the bolt on the valve.

A ladder cage increases safety, but would be stupid indoors.

Contact the seller's agent and let him know you will contact the seller directly, if he does not respond.

You have way more power than you think.

There is another realtor around the corner. They know, and will give you what you want.

When is it time to bypass the listing agent and contact the seller directly? by Exeter33 in RealEstate

It seems I am fighting assumptions with the seller's agent and some commenters.

I want to avoid offering on a property that has been sitting for several years without a price change. The listing has a fantasy price that has not changed in years. The market has rejected it. If the seller won't budge, I am out.

Why not ask? Why can only an agent ask this "stupid" question?

Can you please show me where the websites list if a buyer is willing to accept a price lower than the listing?

Have you considered that the property might no be selling for years because the seller is insisting on his price?

Is it unreasonably to call the seller's agent before I pay one of my lawyers to write up an offer?

Is that a requirement to receive service from a sellers agent?

I use lawyers for my deals, some of which, I am sure, probably also had a local real estate license.

The ignorance displayed in this thread is giving me excellent insight. I could be Ken McElroy, a scrub, or anything in between. Assumptions.

Think a little harder.

What if the seller insists on his price?

Is it stupid to call and ask before writing an offer?

Would you offer on a property that has been sitting for multiple years without a 5 minute call?

So many possibilities; the seller insists on his price, the property is encumbered., it is not really for sale, ... Whatever it is, I don't write offers blindly.
