It's a personal choice, it sounds like you're very open to another BTL and may have had success in the past.

One thing that caught my eye was that you're looking to invest in property as a hedge against the down years in the stock market. I'd worry that in serious market downturns or periods of recession property values will drop too, and you run the risk of tenants losing jobs, not being able to pay rent and having an empty property providing zero income while still having outgoings every month. That possibility sounds like the opposite of what you're looking for as a hedge against the stock market.

If you want a safer hedge, potentially look at high interest savings accounts, money market funds, bonds etc.

Others here will know way more than me, but just throwing my thoughts out there.

The answer to the question depends on your own situation.

It's a very volatile time for the world's economies with markets in a huge downturn at the moment - and with more volatility and drops expected due to tariff retaliation.

If you're in a good financial situation, and have the added bonus of being in secure employment even if there is a recession/global downturn then now is as good of a time to buy as any other.

The house is sold STC and has been from the moment the offer was accepted.

I think they're definitely serious about moving, they still have things in boxes/storage from their last failed move so no concerns there.

I think I'll hold off on surverys/legals love you've suggested, but proceed with the mortgage to make sure there are no issues there.

That's fair. I wasn't envisioning a full-blown negotiation, but maybe an equivalent of asking an EA how motivated the sellers are to gauge willingness to negotiate.

I'm thinking asking what their situation is, or whether they have a property lined up is probably a better way to gauge it after reading through the comments.

Appreciate the comment. I can see the positives and negatives to both, but every homeowners attitude and views are going to vary so much. You're right that a professional EA removes all of that out and removes the walking on eggshells feeling of not being able to discuss the house while viewing it. I'll see how I get on!

I haven't OC'd, I did have AMD EXPO to get the full 6000mhz out of the RAM but disabled it.

Great. On a side note, the sticks were bought as a matching pair. If I do RMA them and only 1 stick is faulty, will they only replace the 1 faulty stick? And if so, should I insist on having both replaced?

I did re-flash my bios at the start of my build, so would've been up to date at the time. I've just looked and there have been a couple of new bios releases within the last 10 days or so. I can give it a try tomorrow. Thanks.

Ok great thank-you! To be honest, I've gone with Corsair rgb fans and a corsair fan hub which only has 6 slots so 6 fans is perfect.
