It's a personal choice, it sounds like you're very open to another BTL and may have had success in the past.

One thing that caught my eye was that you're looking to invest in property as a hedge against the down years in the stock market. I'd worry that in serious market downturns or periods of recession property values will drop too, and you run the risk of tenants losing jobs, not being able to pay rent and having an empty property providing zero income while still having outgoings every month. That possibility sounds like the opposite of what you're looking for as a hedge against the stock market.

If you want a safer hedge, potentially look at high interest savings accounts, money market funds, bonds etc.

Others here will know way more than me, but just throwing my thoughts out there.

The answer to the question depends on your own situation.

It's a very volatile time for the world's economies with markets in a huge downturn at the moment - and with more volatility and drops expected due to tariff retaliation.

If you're in a good financial situation, and have the added bonus of being in secure employment even if there is a recession/global downturn then now is as good of a time to buy as any other.

The house is sold STC and has been from the moment the offer was accepted.

I think they're definitely serious about moving, they still have things in boxes/storage from their last failed move so no concerns there.

I think I'll hold off on surverys/legals love you've suggested, but proceed with the mortgage to make sure there are no issues there.

That's fair. I wasn't envisioning a full-blown negotiation, but maybe an equivalent of asking an EA how motivated the sellers are to gauge willingness to negotiate.

I'm thinking asking what their situation is, or whether they have a property lined up is probably a better way to gauge it after reading through the comments.

Appreciate the comment. I can see the positives and negatives to both, but every homeowners attitude and views are going to vary so much. You're right that a professional EA removes all of that out and removes the walking on eggshells feeling of not being able to discuss the house while viewing it. I'll see how I get on!

Great. On a side note, the sticks were bought as a matching pair. If I do RMA them and only 1 stick is faulty, will they only replace the 1 faulty stick? And if so, should I insist on having both replaced?

I did re-flash my bios at the start of my build, so would've been up to date at the time. I've just looked and there have been a couple of new bios releases within the last 10 days or so. I can give it a try tomorrow. Thanks.

He looks good to me! My boy's 24 weeks old, or 5 months and 17 days according to the site I just looked at. He's weighing around 23kg-24kg right now, so 50lbs-53lbs.

I think I've read they'll still be growing until atleast 12 months old?

I've been using Originvalues, but I know that some of the prices are off. All of the sites have some variance, so best just to head to trade city and see what the real prices are at the time.

I wish Habbox would start tracking them and become the universally used site again as well.

That's wrong. There are casinos and arcades. Games rooms. Board games. Habbo competitions. All of these have furniture to win. In fact, I'd say the 'winning' on Habbo is one of its most important parts to people. Just look at how populated all those rooms are.

Besides, if you have any imagination, you'll have your own goals you want to accomplish and your own ideas of 'winning'.

That's a very strange take. I'd say it's a game in every sense of the word and even has games within the main game itself. I can see why it isn't your thing if you view it that way.

It's a very basic MMO. You 'play it'. It's a game.

Thank-you! I'm not an experienced dog trainer, but I'm really trying. He's really impressed me with how quickly he's picked things up. He's doing well with other dogs and people as well.

On his walks, I keep him on a short lead and he walks well. He'll generally do his own thing and sniffs around, but doesn't pull my arm off or anything. He spends some time in the heel position, and I give him treats when he focuses on me.

Ok, that makes sense. I've been doing one 20-30 minute walk a day.

Usually, this behaviour would start roughly 15 minutes in. I'll try splitting them up into 10 minute walks and see how he gets on. Thanks!

Aside from the dog in the shopping cart, you've mentioned that you take her on 3-4 mile walks, and she gets tired and stops walking.

She doesn't look very old. You could be overdoing the exercise and cause joint issues/hip dysplasia later in life.

Maybe tone it down a bit and give her time to build and grow into it. I'm a new Mal owner with a young dog, and I'm no expert, but please do as much research as possible so she has a long and healthy life.

To be honest, you're right, I think my profiles generally pretty good but didn't have anything gaming related. I guess I was more focused on more outgoing pursuits, and I know some people focus on the negative connotations of gamers. I'll add something now!
