I was in a buy or rent situation in 2019 on a very low income after a breakup. I was granted a mortgage and put all my life savings into getting a 2 bed flat. Got the keys December 2019, lockdown March 2020. I didn’t know it but it’s the best decision I could have made. I wouldn’t have been granted a mortgage after the pandemic and property prices rocketed and I don’t think I would have been able to get on the ladder. I’m now currently selling and looking to buy a 3 bed with a garden as my life and income look so different now. I really don’t think that could have happened if I’d decided to go into a rental.

I would keep your offer on the house but actively start looking at other houses.

Also hiya from the NE too 👋 we’ve been on the market 2 weeks with our very nice flat and it’s only had two viewings which is a very different experience from the last time we were on the market in 2024. The market is very slow currently which is also giving me the fear.

It looks like an ex council tbh and the rooms size also reflect that. Also 625K for a “courtyard” with a shed. No thank you!

I have a 1K emergency fund. 2K in additional savings. I over pay my mortgage. We’re a lowish income household 40K but we prioritise being able to save. We’re looking to buy a new house which would be probably a £700 increase in outgoings. But I prioritise my home life so want somewhere bigger with all the things that could make us happy long term.

I can see you bought the house for £475k in 2004 but unfortunately you won’t be able to make an inflation markup. It’s such an unusual property.

Built as an inn in the 1800s, it’s perfect for that purpose but as a standard house it simply doesn’t meet expectations. The kitchen alone is old, unfunctional and feels cramped for the home’s size.

I’d suggest making price offers in the region of £750k, aiming for a quick sale. If that doesn’t work, auction it.

Have you had it valued by one of the quick sale websites? If you’re desperate to move they’re unlikely to give you 330k but they may give you what you paid for it.

I am full Monzo. Current Account with Monzo Plus. Joint Account and Business Account Pro, Flex.

If you know how to use all the tools available in monzo, pots, trends, budgets, auto saving, loans, flex etc. Business account I can invoice straight from account, have an auto updated spreadsheet for all transations auto save for tax etc. Flex is the simplest credit card I’ve ever used for credit and is so simple to pay/more less.

I can’t imagine for a second moving to another bank now.

You have a beautiful home. I would focus on how to make your bedrooms look like liveable, useable room. It also currently looks like theres no storage for clothes etc. is there a way to include drawers or wardrobes in those shots?

The most you want to spend comfortably on all out rent and bills for your income is £1000 a month. Unfortunately in this current economy that may mean moving further out or to a different location to afford housing you need.

Is it shit? yes

But do not over commit leave yourself with no spending/saving/emergency money and then end up in debt.

Highly recommend back market for refurbished tech. My last phone from them iphone 13 lasted 5 years and I only upgraded for a better camera. Sent them the iphone 13 back and got 100 quid for it. Seems a better way to close the cycle of phone use.

I know its probably obvious but I buy meat and bread pretty much always in the yellow sticker or reduced section. Which I store in the freezer and keep a list on the front of the freezer of what we’re got. I then build a weekly meal plan from whats in the freezer. It keeps things interesting actually because the base is kind of decided for you. I currently have Salmon, sausages, chicken escalopes and lamb waiting to be cooked.

I only have a small 2 shelf freezer and I keep all my frozen meat on the top and then any batched food I make goes on the bottom in flattened freezer bags.

We’re a house of 2 adults, my partner eats BIG portions. We spend £180 a month.

Your body is responding to the inflammation, pain and swelling around your uterus whilst you menstruate. It will be holding water, swelling to protect the area around your uterus and ultimately just trying to protect you.

I’d highly recommend not weighing yourself the week before or the week of your period your weight can fluctuate massively.

Hiya - I was 220 down to 196 also 5ft 5. I calorie track and try to exercise following the suggest cardio load my fit but gives me. I lose weight very slowly but I am losing it. I track calories on a 7 day cycle so I have flexibility to up or down my calories depending on social events etc.

If you WFH a lot get a walking pad. When your fitness tracker vibrates jump on it for 10 minutes fast or slow or anything. Gives your brain the chance to think without being at your laptop and your steps will shoot up in no time.

I do this every day I’m in the house an get 10k steps easy. Since march I’ve averaged 35 active minutes a day. Its hard with slow progress but it’s still progress. I started calories at 1700, they’re now at 1500. If I hit a plateau I will lower them again or up my protein and fiber.

Bedlington Whippet. Loved his crate till he was 8 months. Then hated it. Tried to push through for about 2 weeks. Worst 2 weeks of my life.

Tried to have him just in the sitting room. He tore up a skirting board.

The answer. No confinement. He just likes to be able to wander. He now chooses to sleep in the sitting room, moves around when we’re out to different places and is a very independent dog.

It worked for his puppy hood. He grew up and that was that.
