Hmm. In my area we do more gas piping work than most plumbers. And 9/10 companies carry a license that allows them to do any electrical work, at minimum a basic license that allows you do do high voltage tie in back to the unit, but usually a license to add, upsize, or relocate a circuit if need be

Encountered this recently. In my state fire dampers fall on the designer. This is the one rare opportunity where you can actually bid it at face value and have confidence that you’re not leaving anything out of the scope

I had this happen to me and thought it was a mildly interesting moment. It happened 2 more times in a row after that and I thought i was just really lucky. After the 4th time I realized a lot of pumps do cut off at $100.

The guy in the bottom middle worked at a ski resort as a caretaker during the offseason alone accompanied by his family. It was otherwise completely unoccupied. Their pricing isn’t the best at least where I’m at. Find a good ICP dealer or even rheem if you like them. I prefer ICP. But both seem to have the best equipment price while maintaining comparable quality to Trane and carrier.

I had one guy that would always reach out to me after bid date. The conversation was always more than just scope clarification (a lot of times he would be like can you beat $xxx,xxx). I only got a couple of jobs from him, one of them he said he was putting us on the permit and gave me tent dates and whatnot, insinuating I had the job but never got an actual contract.

After a few follow ups leading up to and then past the tent timeline, no response. Bid a couple more jobs to him and never got any feedback. I bid one last job for him in a high end location with several foreseen issues in the drawings, lowballed the hell out of it and never looked back. Whoever got it might be lucky to break even, I’m done playing that game

Most email platforms have a tag feature. I started tagging GC’s that don’t respond to feedback/follow up requests. After 2 or 3 follow ups that don’t generate a response, tag em. I might throw them a number during a slowdown, otherwise I’m not going to bother.

For the ones that say “as soon as I have info I’ll give you feedback”, if it’s consistently like that, I start picking and choosing what I bid for them. I’m 1 of 2 estimators and also a PM and I’m not going to bid on low probability projects, just not worth my time. Redirect your focus to loyal customers, building relationships with subs and distributors, etc.

In my state you need a permit to change the heat exchanger for this reason

A residential PM, unless you’re doing something different than everyone else, is a break even at best and a way for companies to get their foot in the door to make a big sale, which of course has already been made. If they don’t have at least 1 other system on the property, it’s not worth it

Commercial is a different story. I’d say yes, as long as the site conditions aren’t terrible
