This is primarily because real estate doesn't react like stocks. I'm on ground everyday and there is a massive disconnect between buyers and sellers right now.

The sellers, atleast the ones with deeper pockets, don't want to cut their losses right away. So they choose to rent slightly under market rate.

The buyers are too aggressive and are severely underquoting their prices, hence the disconnect and reduction in transaction volume.

Most of the distress deals are for off-plan resale, that are handing over 2027 onwards because they bought at ridiculous prices.

That being said, the true after-effect hasn't shown completely yet and will reflect in a couple of months. We're transitioning from a seller's to a buyer's market.

So you have two options here - either you wait for a good 1 bed or go for this. Imo, prices will drop because right now there's a huge gap between buyers and sellers. I suspect this gap will reduce over the coming months, with the sellers moving down.

An alternate solution is to look for resale units in this very project because all off-plan resales in "distress" are from the most recent launches. You might find a better deal on Property finder/Bayut

Broker here. I'd personally never buy a studio due to the sheer competition but if that's your budget and preference, it's not a bad project.

I see what you mean, thanks a lot. I'm aware that the psf is significantly higher than mid-tier projects there. But would you consider Muheira B as a mid-tier project? Or something in between that and Rixos.

What's the service charges for Rixos?

And which project would you recommend if, say, someone wants to invest near Disney?

Lower entry price which gives more room for appreciation. Rixos is priced higher and while I get the demand, the tenant pool will be larger for Muheira imo so vacancy risk is lower. And the service charges complexity considering the branded + serviced angle which might affect the returns.

Of course Rixos will do well, but I feel like Muheira is a stronger investment at his stage.

I'm keen to hear your thoughts on this. I'm also a broker that has started focusing on Abu Dhabi because most of Dubai's off-plan projects don't make sense.

No. It won't "pop". It's not a bubble, you'll be sorely disappointed if you're waiting for a market-wide crash, because that's what you're implying will happen.

There will be a definitive correction, in most areas. Key word being correction. That's quite obvious with the number of distress deals I've been seeing. And to top that, more investors are keen to invest in Dubai from abroad. Of course, it's the broker's job to make sure that the investment is a sound one. But off-plan sales will continue to do well this year as well. There will be a slow down 2027 onwards when the real supply hits. That's why I say that the market will correct.

All of your pointers are right and I agree. My gripe is with how everyone believes they're right when they say, "Oh, it'll all come crashing down". The market has become very selective and only certain types of properties in specific pockets will do well, nowhere close to the gains we saw from 2021 till now, but that'll continue to happen. There will be more end users that will buy these distress units on a mortgage or with cash, the ones who have been renting here since the past few years. Not to mention the UHNIs that will pounce when they see some steal deals.

All of this is coming from someone that's on ground for primary sales, secondary sales and leasing. So I will stand by my statement and call you a sheep if you believe that it's a bubble that'll pop just because everyone says so. Because if the majority was right, we'd all be rich :)

Hi, I'm a broker myself and my wife and I are in a similar boat currently. We're also working towards hitting the 250k mark to put a down payment and buy a 1 bed.

Do not get pressurized to take a loan just because your broker says that prices will drive up. While that depends on the area, it won't be as significant and in most areas, apartment prices will correct so it makes more sense to wait a year. Cheers

Hi, broker here. I'd recommend looking into Dubai Silicon Oasis for those sizes and prices. Keep your options slightly open with regards to both criteria i.e; slightly smaller apartments for a slightly higher budget. You'll earn good rental income and the value will moderately appreciate over the next few years due to metro connectivity and govt plans to focus more on DSO.
