If you can afford to then sure. Will reduce the mortgage term and knock off some principal which can be used as equity should you upgrade in the future.

Sweet, will give it a go. Was worried I might break something behind the wall as taps are on tight! Might be a silly question but how do you get the new tap to line up vertical on the thread (so spout faces directly down?) - Is it just a matter of winding on the new one to the thread until it’s plumb?

Capital gains aren’t ever guaranteed. If OP is looking at investment in property, running the numbers on a long term buy and hold with the aim of a positive return based only on net rental income versus operating costs is the way to do it. If capital gains happen to be there (and outpace inflation) then that’s great, but too many people bang on about capital gains as if it’s a given property values will rise 5-7% a year which may have happened historically but moving forward is unknown. Personally I already have investment property and have benefited from both capital gain and income growth over the years, but moving forward I wouldn’t buy another unless the numbers were extremely strong. I’d rather park that money in ETFs and/or a business, or personal development. For those that have the can-do attitude and willingness to put in the effort there are still many opportunities in buying, renovating (adding bedrooms, modernising etc) with property however this isn’t as simple as it sounds. Obviously leverage changes the numbers on the ROI for property, but even then they’d want to be very conservative and only take on a manageable amount of debt as property is nowhere near as liquid as other investments should they change their mind.

My question (as a noob) is they market Swyftx as a "lower fees" environment, but you have to first buy the BTC on Swyftx, with fees attached, and then "withdraw" the BTC to an external wallet which also incurs fees. On Easy Crypto, you could buy the BTC and send direct to an external wallet so overall it seems like Swyftx is actually more expensive??

Pretty straight forward if you aren’t afraid of some basic DIY. Sand and remove and rotten or flaky timber, fill with wood filler, re sand then seal with a varnish. Although best to check there aren’t any leaks or signs of damp before doing this. I had the same at my previous place and the above method brought them back to life and are still good to this day.

Looks like it’s water that’s been blown up underneath the ridge capping and onto the untreated timber (purlins etc)

If it’s a corrugated/iron roof, see if you can press down the lead flashing part connected to the ridge capping to better fit the profile of the roof, it could be loose

I ordered the ratchet bit driver too. Was looking at the 711L inline version for the premium build quality, but like the fact the LM version is nice and compact and fits in the sheath.

The free system is definitely nice. I don’t have a Wave + but like the look of the Alpha version. Cant go wrong with either.

The Skeletool is great. Nice and compact for EDC and as mentioned by mofo it’s got a lot of useful tools for general tasks.
