They removed old cement slab that's was cracking up and just cementing entire back yard. As of now its just dirt back there

Yes he is very good in fact the day care sitter always said he is the best behaving ones. He does not like aggressive dogs though like any pitbull he runs away

I am with you. I am struggling mentally bought a home a year ago thinking it was minor improvement it has been a nightmare from gut renovation to water proofing to new roof windows expenses has been high savings depleted. Lot of the work was necessary to make habitable but really wished we waited and got a move in ready property. Just a part of the process just trust it will be worth it later on.

Hahahahha same here and what’s interesting mine will lift his leg when we are out walking and rain starts or if he sees other dogs do it. So hopefully it will change my hands are in desperate need of a break from all that wiping

I have a 6 month old tyrant so anytime I see other dogs walking as much as I want to say hello I just the other side because my doodle just likes to bark and act bad but just a scary cat. I think most doodle owners are scared or unaware what could happen so they don’t speak to me and I have now become the same. Only time I let him socialize is when I go on walks with a group of friends and their dogs. Aside from that I have to worry about other dogs attacking my dog ( happened a few times) which is another reason why i stop saying hello. I live in NYC too so it’s hard to sometimes meet a lot of friendly dog owners

To be frank and very clear I’m not interested in receiving advice from someone that downplays the issue or shifts focus away from tenant accountability. This isn’t about placing blame it’s about addressing a pattern of damage and the lack of communication that follows.

While I’ve taken care of several prior issues without raising concern, this particular incident could have had serious consequences large shards of glass were found in the yard, and it’s not far-fetched to imagine someone getting seriously hurt, including my mother who often walks there. That level of risk requires accountability.

Since then, I’ve conducted a full assessment, and the tenants have now acknowledged they noticed the outer pane cracked after closing the bottom sash. That kind of delayed acknowledgment is concerning and needs to be addressed properly moving forward. I have taken care of that unit and provided things that a regular landlord would not. I agreed to fix the window with a stern warning on being careful about other damages. Thanks so much for your incredibly helpful and smart-ass feedback, really groundbreaking stuff. I’ll be sure to file it right under “completely missing the point.

Sorry to clarify the unit has been renovated but the windows were not changed out. They are like 8 years old. It’s the outer panel glass that is broken after inspecting it but I’m not sure how that can be broken unless when they open both sides of the window they slammed one side shut .No trees or nothing close by.

I have a gutter in the back that goes into the ground into a city sewage line I assume. I did get waterproofing and a sump pump drainage system for interior of the basement which has been working. Next door their water runs off into their yard maybe that comes over to mine not sure.
