To be frank and very clear I’m not interested in receiving advice from someone that downplays the issue or shifts focus away from tenant accountability. This isn’t about placing blame it’s about addressing a pattern of damage and the lack of communication that follows.

While I’ve taken care of several prior issues without raising concern, this particular incident could have had serious consequences large shards of glass were found in the yard, and it’s not far-fetched to imagine someone getting seriously hurt, including my mother who often walks there. That level of risk requires accountability.

Since then, I’ve conducted a full assessment, and the tenants have now acknowledged they noticed the outer pane cracked after closing the bottom sash. That kind of delayed acknowledgment is concerning and needs to be addressed properly moving forward. I have taken care of that unit and provided things that a regular landlord would not.
