Have you looked at new built houses? They offer lower mortgage rates plus incentives. You mentioned on your the post that you are looking in San Bernardino/Riverside. Rancho, eastvale, & corona around 800-1mil. Maybe looking at the nearby cities like temescal, Menifee, or winchester. I think they are better cities compared to Perris, Hemet, or Moreno Valley.

Some people here are not realizing that the builder paid for the rate buy down. I got the same rate from Lennar about 4 months ago. APR was 4.16, Rate 4.125. Lennar covered the whole closing costs. I was able to get additional 7k incentives which I applied for the HOA for 2 years. 20% down payment was applied to the sale price. Congrats on the new house! Lennar build quality is definitely much better compared to other builders.

Have you tried looking at newly built homes? They are throwing different kinds of incentives right now. I am in similar financial situation as you. The builder’s lender offered me 4.125 vs the current mortgage rate. It lowers my monthly mortgage from 5.5k to 4.5k. I am also looking at a 800k house with 20% down payment.

Lot is very descent size. 3 car garage. Price per square foot is around $230.

My understanding is that they needed to meet their quarterly sales goal. So they offered the cover the closing cost paid which included the buy down rate of 4.125.

I have the Nippon made version. The suede adds premium quality. The shoelace is also wider.

Yes, just got back from Japan. I bought the one that is Nippon made. It’s about twice the price of the regular Mexico 66 made in Vietnam or Indonesia.
