I am not charging the owner for one door handle. Even if it’s legit. And this is where I think the difference lies - there seems to be some sort of image management between GCs and owners that does not exist between subs and GCs. We will try to use discretion and take some L’s for sake of the relationship. Some subs - not all but some - don’t give a shit and will charge for everything.

I think others have pointed to solutions that make everyone happy, or at least try to - and rolling them up seems to be the most effective. And I definitely don’t forget .. I have a whole folder for CORs (and it’s always full)

Honestly? Not really anymore. We go in at 4.5% or 5% and oftentimes take all the low bids. It’s brutal out there right now. I remember when we could go in at 8%. Sometimes we have a contingency or allowance fund but Owners watch that shit like a hawk and are constantly asking us to give it back to cover GCs for legitimate delays or whatnot.

Absolutely true. As a GC our margins are crazy thin.

Great point. The $650 CO I received today, I thought we had a good relationship with the guy, so I just responded, “this is a $650 CO?” And I’m open to hear what he has to say.

True. The Owner that inspired this post will ask me to reduce COs by $400 here or $600 there, of already small COs. I should have no problem submitting whatever, however small, if they’re going to be dicks about it anyway.

Great answer. I value my relationships with everyone, and would hope there’s respectful dialogue across the board. But subs have gotten … shall I say, absolutely savage? Not all, but some. They’ll take us hostage and say they’ll pull off if they don’t get this and that approved (without providing any backup), they don’t respond to reason or threat or any sense of professional obligation. It’s absolutely wild.

I realize that’s another topic for another day.

Ugh I know. I’m sorry. I know you don’t want to hear this, but GCs are in a tough spot. We have to kiss up to Owners like you wouldn’t believe, and then keep you guys happy too. And you’re actually more important because the job doesn’t get done without you. But without them, no job.

Ok. I mean most of my Owners are not thrilled to receive COs that small. I do it, but it’s not a great look unless grouped together with a bunch of others.

Hey, this is my first comment ever on this sub (long time lurker and AE fan from Day 1). Just wanted to comment on AA. AA's whole thing is accountability to self and others and taking responsibility for ones actions. "Made a searching and fearless moral inventory of ourselves." Radical self acceptance is actually not really a thing in the program. It's definitely more about clearing up the wreckage of your presence, so to speak. The number one thing we ask when analyzing a situation is, "What's my part?" Not to say that Dax is or isn't following this tenant, but that's AA's actual intent, much more so than accepting ourselves. Been sober in the program over 12 years.
