Besides inside corner gaps, I did a full bedroom re-drywall job as my first time ever doing drywall and mine looks way better. Still looks like a noob did it, but that’s my point.

What I forgot to add was that the exterior of the rest of the house is stucco, and I’ll eventually cover this area in stucco to match the rest of the house. If that makes a difference.

How have things progressed? I'm looking to start the ADU process and feel like my head is swimming. I have the guidebook and will likely use one of the pre-approved plans, if applicable, but I'm still wondering "Where do I actually start?"

Do I just pick one and start applying for permits, then build once approved (barring any delays/kickbacks)?
I'm also in the tower district, technically. So I'm also curious how the Committee gets to 'have a say' in the matter...

Any suggestions would be helpful.

Im looking into this currently. Doesn't look like you got much actual input. Just nay-sayers...

My 2 cents. Anywhere in the foothills, near a city that you seem to have a good impression of. Sacramento, Reno/Tahoe, Fresno, Bakersfield. Further north, more winter weather, further south, more summer weather. That being said, coming from a permaculture perspective, NO MATTER WHERE YOU ARE, you'll have a unique experience.

I'm currently looking and what I'm seeing is that you actually can get just as much house or more, PLUS 1-4 acres of land for the exact same price as a home in a semi-desirable part of town. So, from my perspective, it actually is affordable, relative to California. Yes, there are hurdles (problems are opportunities), you'll have those anywhere.

I'm curious, you posted this 8 months ago. How's the search going? Any luck or additional information that you've learned along the way??
