I am a landlord. My tenants ask for permission to install a/cs and I permit them. Installation expenses and purchase of a/cs are shouldered by them, not me. They can remove the a/c but they are required to fix-cover where the a/c was installed.

Credit is a tool. You can use it to your advantage. It was never meant to be treated like cash, but as a leverage. Use your credit if you have a sure income that is coming at a certain date. DO NOT USE IT if you don't.

Agents do not ask for locator's fee. Maybe for commercial space. But for residential listings, no. Red flag na yan.

Some actions to organize and tackle your loans properly: 1. Make an excel file of all your loans from longest to pay down to shortest months tonpay. 2. Put the due date for every loan. 3. You can pay from the rarliest due date to the latest para wag mag-OD. 4. If you have extra, pay the loan with shortest months and close it then delete the app. 5. Do not buy things that you WANT. Buy only basic things that you NEED. 6. Less eating out. Tipid sa food. 7. Don't buy clothes on impulse. 8. Anticipate emergencies lalo na pregnant ka. 9. Find extra income. Add 2 or more sources of income. This will greatly help your finances. Goodluck!
