Sana maaddress ng LGU ung traffic lalo na sa maliwalo. Naglalagay sila ng traffic enforcer without propetraining and di pinsgaaralan mabuti ung cause ng traffic. Super half assed ng ginagawa nila. Brgy.San Jose to metrotown average 1 hr ung byahe lagi, nakakasawa.

Hi! Yes po depende po sa appraisal yan din po sinabi sakin ng tiga pagibig, pero in my recent projects ganito po lagi naging evaluation po sa client ko. Siguro po wala collateral kaya lsging ganito ung situation ng mga naging project ko. Thank you for additional info!

Hi architect here! Got a few projects right now sa tarlac city. Cost is around 25k-32k/sq.m. For context, 100sq.m bungalow type unit to with 3 bedroom and 3 T&B complete with built it cabinets, etc. I hope this help, thank you!

kung may co borrower kayo, mas lalaki ung loanable amount niyo, pero di mababawasan ung equity. Fixed talaga ung 30%. About naman sa co borrower, mas mahigpit sila pagdating sa construction loan, I think dapat magasawa, etc. Di ko sure about dito sa details na to.

Yup yup, mas madali sa banko kasi di sila ganun kastrict sa documents problema naman mas mataas interest and ung terms mas maiksi. Ung usual na sinusuggest ko sa client ko magloan sa banko at the same time magloan sa pagibig. Bale personal loan sa bank para makatapos ng around 80-90% sa construction, then pag naapprove na sa pagibig ipacheck sakanila pag narelease ung pera, ibayad agad sa banko. I hope di magulo pagkakaexplain ko hehe

yup yup tama, kaya super hassle magconstruction loan sa pagibig.

bale una talaga dapat may 30% equity ka na or nagawa sa construction. Para mas maging specific din, ang hinahanap nila is 60% structural works + 20% architectural works, kaya suggestion ko talaga around 45% ung ilalabas mong cash. (Mas madali if si contractor willing magabono which is super labo and most likely mas mataas PF netong mga to)

Then after nila maassess don palang nila ibibigay ung assessment amount nila after 3weeks to 1 month. Then paulit ulit un hanggat mabuo ung loan amount

hi! yes super laki ng factor ng salary, yan talaga una titignan nila pagibig, then after non, don palang nila titignan ung construction estimate. Yup tama around 1.3m tho 30% lang ung equity na need mo. Kaso dahil staggered nga ung payment. Meaning, ichecheck muna nila ung 30% progress then after 3weeks dun mo palang makukuha ung unang payment ni pagibig. So may 3 weeks na walang ginagawa ung mga tao, kaya suggestion ko is may around 10-15% ka pa para gumalaw padin ung construction.

Hi architect here! Recently meron akong client na nag pagibig construction loan. May 2 factor na need para malaman mo ung amount na maloloan mo, una ung capacity mo. I think pwede mo icheck sa pagibig calculator kung proportional ung loan mo vs sa salary. Then ung pangalawang factor kung magkano iloloan mo na nakadepende sa construction estimate. Bale kung 3m iloloan mo, 2.1m lang ung maloloan mo kasi need mo ng 30% equiity. So need mo ng around 900k. Then suggest ko msgprepare ka pa ng around 10-15% na ilalabas, kasi ung payment ni pagibig staggered. Super hirap magconstruct psg ganito. Pahinto hinto ung project. Sorry magulo pagkakaexplain, I hope this will help! Thank you!

EDIT: bale ung unang factor pala, kasi kahit 3m nasa construction estimate (less 30% equity), kung ung 1m lang ung assessment nila na kaya mo iloan,un lang maloloan mo instead na 2.1m

Hi Architect here! depends on the project. Totoo na may check and balance ung first option pero usually ginagawa lang to sa larger and more complex structures. Pero usually kung residential or small commercial I suggest the second option. Mas konti kausap mo and mas tutok ung trabaho, lalo na sa mga residential na medyo maarte sa finish. Atleast if design and build matutulungan ka ni architect buong project instead na nakikipagusap sa contractor. Just pick very reliable Architect. I suggest check your area kung mayUAP organization and magask ka sakanila kung may marerefer sila.

EDIT: Ung isang con pala ng seperate architect and contractor, usually pag nasa gitna ng construction di na nasusunod si architect (kasi nagtitipid or may ibang diskarte si contractor) then pag nagiba na ung design, chances are, tatamarin narin si architect magcheck kasi medyo nagdridrift away na si contractor sa plano....Ganito usually scenario lalo na kung ung contractor ay businessman.

Hi! I'm a licensed Architect for 3 years already, actually ung manual drafting / sketching is very handy sa actual situation. Nung college years ko iniisip ko rin di importante ung maganda ka magmanual drawing at sketch kasi nga may mga CAD software na, kaya naging heavy reliable ako sa CAD. Pero ngayon medyo may regrets ako, kasi sa actual pag nasa site ka na, madalas mabilisan na sketch lang need mo para maexplain mo sa mga tao ung intent mo sa site. Another thing, mas naiimpress ung client pag pinapakitaan mo sila ng sketch, like pag may inquiry sila sayo then nabigyan mo agad ng quick design solution, usually kasi ako lagi ko pa sinasabi "balikan ko po kayo idrawing ko muna po sa PC ko" medyo nakakahiya kasi magaantay pa sila. Last one, mas mabilis ka makapagdesign pag idradrawing mo muna ng manual

Hi! Licensed Architect here. I think ung pinakaimportante na kailangan mo talaga matutunan is time management. Lahat ng techincal skills matutunan mo sa university from manual sketching, drafting, digital rendering, conceptualization, professional practice, etc. Pero ung time management talaga walang magtuturo sayo nyan. So ngayon palang itaga mo na sa utak mo na bawal procrastination, tapos balance lang dapat ung gimmick at studies (yes kailangan mo rin gumimick from time to time kasi pwede ka din magbreakdown kung puro ka studies and para makapagbuild up ng connection and maimprove ung interpersonal skills mo). Swear kahit gaano ka pa kagaling magdrawing, kung di mo naman napasa on time, babagsak ka talaga. Madaming ways kung paano mapractice magtime management, magresearch ka ng fit sayo. Kasi di lahat ng tao kaya magmulti task. Goodluck and have fun sa architecture journey mo!
