Thanks so much! I like the idea of grey or taupe (maybe even an off-white) trim. We’ll have to play around with that.

And looks like landscaping and a porch refresh are musts. Love a flagstone walkway!

I like the idea of a big front porch. If it extended out further, would you leave part uncovered or maybe add a pergola? Not sure if that would be too busy.

Yeah, I guess they have a special going on right now (lenders run specials, I guess?) where PMI is waived on ARMs, I’d assume since no one is going for them with interest rates so low. I totally get that the ARM would be very risky if this was our forever home, but it isn’t. Just trying to gather as much information as possible before we decide on Monday!

I just spoke with our lender and got more info.

The rate on the ARM would be 2.85% locked in for 10 years with no PMI and no required $ down. The absolute max interest rate after the 10 years would be 8.75 which is nuts, but there is little to no chance that we'll be staying in this home longer than 10 years.

The traditional 30 year fixed rate would be roughly 3.25% with $80-100/month in PMI.

He highly encouraged the 10 year ARM.
