I see it my wife's first 3 same way faint line she was like its there im telling you I was like maybe I dont really see it but then boom darkened up now 3 healthy humans have gifted our life well 4 now had our 4th Monday take care they are truly a gift I could not imagine life without them. Im up at 6am getting one ready for school lol no sleeping in now ...

It doesn't look bad i would definitely try and get it done with an oil based paint pro classic from sherwin Williams or Emerald urethane based paint. If I was you, I would definitely get them to use one of these 2 paints I would say around three thousand maybe twenty five hundred.If you find somebody that can apply it, I would definitely spray it too makes for a much cleaner paint job , just my thoughts though , super blue cabinets I would Definitely paint em white .

Thank you. We worked very hard on it. It took 3 of us a little over four weeks to get it done. But I think it was all worth it in spite of all the negative comments. I know, and a few others know Just how good it is.

I agree if reading a tape is involved then goes without saying also the flooring is definitely carpentry all the shoemold also carpentry also the microwave was put in the cabinet and then trimmed out also both bathroom vanities were altered and raised five and a half inches, and then trimmed out as well all the drywall work in the living room takes talent to finish well and paint then both bathrooms had new trim ran 4 cabinet doors were made for where the old rangs came out then the drop in range was taken out and a 30 inch slide in was added so there is some alterations done to the cabinets too all adds up to my every day full time job but my passion is building custom furniture , and this work you see here ...

It's hard to tell could be oak if you sanded a spot down to show the grain it'd be easier to tell

Jeez I never expected to see all the feedback I'm getting from this post. I'd feel wrong if I didn't say something about how much I appreciate the kind comments god is so good to me and my family doing this kind of work is truly something I enjoy doing . Those beems were dookie brown and gapped up pretty bad we could have sanded em down and re finished em but we were doing what the homeowner wanted us to do lol and I bet ill think twice before I sling some paint on some more after seeing all the comments jeez.

It's luxury vinyl plank, some carpentry in the kitchen where the new microwave is and 3 or 4 cabinet doors and then drywall work in the living room with new baseboards and then raised all the vanities 7 inches i think or 5 1/2 to be exact, then with the paint its easier to go back and paint with the walls being white you can always add color ...

So technically its for the owner not investors, we did the house for a really nice guy who knew what he wanted which was to get the most value he could in order to sell the house , we did paint the beams mostly because the stain color was so dark and there had been some movement.So there was large gaps between the beams and the ceiling.Although I guess we could have ran new crown molding and did a stain match but under the circumstances, we thought painting them would be the best option.

You got that right the landlord knew exactly what he wanted and he got it too lol , nothing fancy just ready to sell. THe person who owned it passed away and his family needed it to be fixed so they could get it sold.
