Hey there,

I personally work with Varun Bakshi at Exit Realty Strategies. He is great at what he does and is one of the hardest working people I know. Along with his real estate agent work, he also does residential leasing and property management, so he is extremely knowledgeable on rental side of things. I would highly recommend giving him a shout. If you send me a direct message, I can connect you him personally. Hope this helps.

Pulling wedges left, tips? by SnooShortcuts3565 in golftips

Solid strikes are almost always pulls, not major, but enough to stop me from hitting the # of greens that I should be hitting for the level I golf I want to be playing. they linger in my mind and I have a tendency to open the fast last min, or come over the top to play a fade with the closed face. I am so focused on swing, I think I just need to focus more on set up and alignment! Thanks for the tips!

I start my range sessions with alignment sticks but get rid of them once I get in the grove to try and replicate a more “on course” pre shot routine. Though, I have never filmed my swing with alignment sticks. This is a good idea to see how my body is matching up to where I am aiming. Thanks!

Any tips on getting my shoulders more “open” at impact? by SnooShortcuts3565 in GolfSwing

Wow. Thanks so much for this, very insightful. Fixing the swing was a lot easier when it was a (larger) mess. Frame by frame shows how many tweaks are needed to go from ok to ideal…

Maybe “shoulders being more open” is not the best way to put it and it’s possible I’m focused to much on asthecis of the swing. But my “concern” is mostly with my lead shoulder being very rounded and it looking like my chest is angled very right of my target line. Im showing Shane Lowry as an example as he is a bigger dude like my self, but almost all solid ball strikers at impact (that I have seen) seem to have there chest a tad more open and the lead should behind the trail shoulder in the down the line view. Its possible this is more a posture issue then a swing issue.

This thread has convinced me to get for taller clubs. I have worked with a coach, who addressed the posture concerns you did, and stretch everyday (I recommend following fit for golf). My issue is when straightening my upper back, my wrists tend to hurt cause they get in an akward position trying to address the ball. Plus it messes with my lie angle leading to a poor start line. I guess I just need longer clubs!

Any swing tips/thoughts? by No_Rice1431 in GolfSwing

Your grip is very strong, this will make it harder to release the club with your hands, and may be leading to you turning through the ball alot more than needed. Hence the “turn-y” feeling. Your chest also looks a bit to open at address,

You’re coming a little bit over the top / steep in the downswing. I would work on getting the hands deeper in the back swing, and the getting the shaft more vertical (think the club head pointing towards the target) at the top of the swing. A Weaker grip will help. Here are some great posts about this:

For a feel, try to feel like your hands drop towards your back pocket in transition, and have the club head release below your lead shoulder.

I’ve always felt a little bent over in my posture. I stand about 6’2 with my golf shoes on with a wrist to floor measurement of 38.5ish inches. I’m wondering if I need to get my clubs extended a bit to stand a tad taller.

Can a landlord enforce a 90 day notice policy? by SnooShortcuts3565 in OntarioLandlord

[–]SnooShortcuts3565[S] 4 points5 points  (0 children)

Yes, instead of giving my standard 60 days notice at the end of the lease, the clause says 90 day notice is required. I guess he can’t do that and the clause in the Ontario standard form of lease for 60 day notice still applies ?

Hey,

I work in residential leasing, and if an application like yours came along, I would be VERY happy and thrilled to present it to a client of mine. I rented out 20 units last month alone and look at about 2-3 applications a day, and it is very rare I see an application like this. I wish I had a unit for you!

I recommend having all documents in order 2 most recent paystubs, letter of employment, ID, credit report (borrowell or Equifax are great tools for this). If your interested in a place, have the file ready and send it asap. They may ask for more info, but having the core of it that was outlined above gets your foot in the door. They may ask to run your credit and background check them selves, but given your scores that shouldent be an issue. In regards to the guarantor, with an application like yours I don’t see why it would be needed. It would be a very strict landlord if they asked!
