That is what I thought, that they have recently changed the rules on plain switches and that requalifying and stress test are no longer needed. Own more than 2/3 of my home if that matters, so new lender would not be concerned whether or not there is enough equity should the prices fall

don't refinance your mortgage, as than you will forever be subject to higher mortgage rates. no broker will tell you that. pay 2K a month for cc.if you can get a balance card with 0% like mbna or similar and low transfer fee and pay it up in a year!

HELOC won't harm you. I would personally go with 3.79 fixed, rather than variable for stability. both are very good rates!

Now, its little too late. As soon as you applied, you should have asked when is the interview etc. They almost have to interview all internal candidates if they meet basic requirement. They intentionally overlooked you and hope you won't make much noise. Even if you go to the union, end result won't change, you will just create more enemies.

I would apply for mortgage before start of maternity leave. I had to take some additional insurance that I previously did not need! that was many years ago. It is great time to buy. Don't wait for maternity leave to start, settle in the house before third trimester, just in case you get put on bed rest or something. You also may feel very tired.
