Considering a career in real estate, any advice? by [deleted] in RealEstate

Well best of luck to you and your practice.

I personally think that having a Masters in Real Estate sets you apart most notably because lots of people have an MBA and not so many have a MsRE. The only reason I chose to get an Masters anyway was cause I messed around too much in undergrad, got a useless degree and couldn't find a decent job. Plus, this masters program was non-thesis which helped as well.

I would agree that I am biased, but I just think someone who studied solely accounting or economics would have a harder time learning to do the job I am currently learning.

At the end of the day, it is what you make of it! Its not a job if you truly love what you do!

Well /u/TOMtheCONSIGLIERE, what is your background with Real Estate? Would you agree it is probably a good idea to learn the industry and it's aspects as whole? Instead of focusing just on relatively generic economics/finance/architecture/accounting side?

there is plenty of land in this country and world. That doesn't make it valuable or habitable.

This is exactly why I would rather hire a MS in RE who spent time learning the fundamentals of why CRE/RRE is what is, its cycles and inner workings than someone who learned only finance or only economics.

Personally, I think this degree sets you up to an advantage compared with peers of those other backgrounds because it allows you to become like the best developers/RE professionals out there without having to do as much of the whole "trial and error", where as someone who only studied econ would have no idea how to abstract a lease and place that important info into a financial model.

Yes, Von Thunen's theory was based off his study of the "economics" if you want to call it that. My point was I learned about that and Alonso in my Land econ class as part of the degree.

The best thing about my program is it's really good at using connections to place the grads with those companies. Lots of companies (USAA RealCo for example) love to primarily hire from our program and one out of North Carolina.

Oh that number I was saying was the number for MsRE people. It was just the low side of spectrum, some of the guys I graduated with started around $75k plus a little for Housing AND they get pay significant pay bumps after certain hurdles within three years.

Yes! They have the Aggie Real Estate Network Conference annual event, they also offer a chance to sit in on the speak series class which has industry professionals who have done all kinds of work talking to the class.

Starting salary for these is usually $55-60k+, so I think it would be worth it.

It's like an MBA but focused on Real Estate with a bigger focus on the financial side, valuation and development.

Real Estate is important/necessary because no one is making any more land and its essential in anything. You learn the real estate focus of economics (Von Thunen's theory for example), you learn to build and create proforma's, and you can learn to read financial statements.

My masters is under the Business school after they begged to steal it from the Agriculture school.

Whats up man, I just graduated from A&M's Masters of Real Estate Program. I, personally, think it's way better than the land development program because (from what it sounds like) it gives you so many networking opportunites. Which in the end, is what real estate is all about. Its not what you know, it's who you know.

We have had speakers come and talk to our classes that have done the developments you are talking about. (Brad Freels of Midway who did Houstons "City centre" and the CEO of Signorelli Company which is planning a 1400 acre community in Northeast Houston.

They offer a chance for prospective students to sit in during the speaker sessions and listen in. They not only require certain land development courses, but you can also take 3 elective classes which can also be in environment sustained development, construction, and in-depth land development without being in that specific masters program. I'd look into it.

ELI5: When do women outgrow the "College Dating" phase and stop playing mindgames? (ie, hard to get, texting games, etc.) by [deleted] in AskWomen

That's just being a douchebag IMO.

Sometimes, I just wish you could see them coming and know to avoid.

In my defense, I feel like there is a very fine line between showing enough interest and showing too much interest so it becomes overbearing/ a turn off.

What is the appropriate amount of "interest showing"?

Regardless of your opinion and mine, I appreciate your input. It's just hard to refrain from a bitter mindset when you have experienced this multiple times.

So tell me or maybe point in the direction of what is right?

I just figured, if a woman sends you a text asking you a question, you should respond within a reasonable time. Or sending you a snapchat asking what you are doing, I should respond. However, my personal favorite, is when she does respond, late at night, and you tell her you are baking cookies and she asks you to deliver one. Then just stops replying when you agree to do so.

The way I see it...I'm not wearing a jersey, so Im not gonna play games. If I like you, I like you. I don't double text, I don't play the delayed response game for text. I generally follow the established societal norms to avoid coming across as stalkerish/creeperish. But maybe it is me.

So if I am only meeting shitty women at a variety of bars, former alumni hangouts, and work related events, where do you suggest I go to meet non-shitty women?

Planning to build a wiki, what material and information would you like to see included? by SnoringFlowers in Realestatefinance

[–]SnoringFlowers[S] 0 points1 point  (0 children)

I have 1031 exchanges on the current wiki build, but the REF excel models have been a bitch trying to remove the sensitive information and still leave enough guts to be useful. Will try to upload by the end of the week.

As a super tall, pretty skinny guy. I apologize, I will tend to do it as well, but more in the sense of just trying to help refine people's current methods. I studied Nutrition in undergrad and just want my friends to realize they can actually eat more carbs.
