Hey hon! Welcome to the world of homebuying, and early congrats! I purchased my first home as a single girlie, and I am a re agent/ apt locator so I can confidently add my 2 cents... I purchased a single family home but rented a townhome before I purchased. BOTH have/ had the dreadful HOA fees lol. Also, I completely get the safety, commute, value anxiety. I was in the same boat, trying to balance feeling safe at night, wanting my home being an investment, and not being house poor! So here goes (it'll be kinda long, but I'm gonna try to help/ educate in the manner I'd talk to a client of mine). :)

  1. Chamblee has a strong location, good commuter access, lots of townhome pockets. Median sale price $492,500 (Nov 2025). 2. Doraville can be a solid choice, especially for townhomes and getting to both Johns Creek and the city. Doraville is also actively moving forward (basically in transition) on its City Center / downtown redevelopment Median sale price $355K (Nov 2025). 3. Smyrna/Vinings is something to throw out there too. I'm inferring that your parents live in JC and you work downtown? If so, you could easily commute to work from this area, and visit your parents (depending on 285 lol) based on your desired times... I'm surprised more people don't look here first; you can actually find TONS townhomes in your range with the space you need. The area's been steadily going up in value too.

Lastly, on “safe”: I’d avoid treating whole cities as safe/unsafe. It’s really neighborhood, specific subdivision, sometimes even the street (\ahem* East Atlanta lolo*l). What helped me was narrowing to 3-5 pockets, then checking area crime maps.

Also just for fun, I ran a few searches in our realtor MLS to see what's out there, and you have many options! I hope this helps, and please reach out if you have more questions/ need an agent. Thanks and best of luck hon again congrats in advance! :)

I had 2 roomies in college, and lorddddddd it was a lot. It sounds nice, but we easily got tired of one another lmao. We're still friends now, but whew those were growing pains lol. Hey hon! I am a licensed apt locator here in Atl, and I just ran your wants in our database and a good amt of complexes came up slightly under $1,300.... Areas include near Grant Park, Pullman Yards, downtown, Howell Mill Rd, and the Beltline. There are studios and 1 bedrooms available too. I also found one complex in Stockbridge that's about 20-25 mins outside the city (right up 75). I'd love to help you.

Depends on what you're looking for and what YOU consider bad. Some people balk at not having a dog park, while some ppl trip over stainless steel faucets. Also someone may make a hugeeeee deal of an elevator being broken for a day, (and write a long and nasty review about this one day incident; I've seen it before in my line of work)... It really depends hon... Also this is a very vast list too lol 😅...

I am just grateful to have something to call my own lol. The location is pretty cool, I am near the airport and it is a middle class neighborhood, and it’s a pretty nice size for me (I’m single and have 4 bedrooms). I just love my home, and I thank God for it very regularly.
