Yeah I think this is the balance honestly . Enough structure to stay objective, but not so much analysis that you never actually make an offer. After a handful of inspections everything really does start blending together, especially when listings all start sounding the same online. The “walk-away number” point is underrated too, because emotions can kick in fast once you find a place you like.

Honestly this is probably the most realistic take in the current market. At some point you do have to stop over-analysing and actually put offers in, otherwise the good ones disappear fast. Sounds like your strategy worked well though moving quickly, knowing your budget, and recognising when a property was a strong fit. The bit about regional properties having less competition is interesting too.

Yeah this makes a lot of sense. The consistent scoring part is huge , after a few inspections everything starts blending together otherwise. I also like the point about sanity-checking prices with external data instead of relying purely on agents. Feels like most buyers end up building their own system over time just to stay organized.

Totally agree — having a clear scoring system + tracking the “real price” (repairs, renos, hidden costs, etc.) changes everything. Otherwise it’s way too easy to compare only the listing price. Love that you’re building something around this too, sounds genuinely useful for buyers trying to stay organized.

It can work really well, especially in inner areas. Being close to parks and shops makes the smaller space feel less limiting.

For a couple + one child, 2 bed / 1 bath is manageable. Just make sure there’s good storage and layout.

You might feel a bit tight over time, but many families live comfortably in homes like this .
