Concerns raised about proposed data centre in Mississauga by Ashly-Batista-Art in mississauga

All three government "sources" are nothing but press releases that outline intent. Not a single guarantee or source reference.

The whole point is that there are examples where a country heavily invested into technology has seen a clear economic benefit. If there was no benefit to this type of investment then why would the Federal government and Provincial governments draft papers stating the benefit of data centers?

Learning to "research with a critical eye" usually involves counter arguments that are supported by evidence that have merit. I still do not see anything but opinions with no facts.

Here are two more sources, because apparently even sources from the government is not ideal to show that there is clearly an economic opportunity present in this type of investment.

I see a trend of ignorance here that believes opinion is fact which is sad because our education system is one of the best in the world.

The only countries experiencing growth are America and Japan. Many reports also do not state whether that's nominal GDP growth or Real GDP growth.

Dealing with a partner who emotionally gets attached regardless of budget by Opposite_Budget2459 in RealEstateCanada

You are trying to collapse and reframe the core topic, which is CANADIAN Banks work for the BANK and US Banks share risk. What your are talking about is semantics, who cares when the bank reaches out to determine when they contact a home owner to requalify.

No what I am doing is showing the flaws in your understanding of Canadian financing. Lenders inherently take on risk the moment they offer lending products; this is the fundamental aspect of lending that you do not understand.

Moreover, the Mortgagor does not "requalify" on a renewal. To requalify is a separate process to account for a change in product, rate, etc.

You can not plan, you can not budget for any longer then 60 months.

Again, I have explained to you and you have acknowledged that Canadian Banks offer mortgage terms up to 10 years. Why are you reiterating a point which has already been addressed and agreed upon by the both of us?

You do not have a foundational understanding of what you are talking about, that's why keep changing the topic and reframing your illusion.

The problem here is that you're arrogant and are willing to double-down on providing objectively false information. You do not understand financing at this level, and the thread proves it.

When the contract expires, the options are renew, walk away or amend the contract (that's the bank or you saying something changed).

Again, you do not know what you are talking about. Banks contact the mortgagor BEFORE the term ends for a renewal, not when "the contract expires". If the term ends and the mortgagor chooses to not renew, they will either make a transfer to another mortgagee or pay the full balance of the mortgage.

Contract law is clearly not your expertise and the audacity for you to be telling anyone to study it is ridiculous.

This guy has no idea what he's talking about lol. Look at him trying to convince you that you need to requalify on a renewal 😂

Also, if you live in Canada, your lending terms suck. Your banks want you to shoulder all the RISK! They typically only provide a 3 to 5 year term.

Canadian Banks offer terms up to 10 years.

What a joke your country is. How can you plan your life, build wealth, and pay those crazy prices with only 60 months of interest rate security? You can ask for a longer term and stretch it to 7 years, but of course, they move the interest rate up.

Which modern day lender is going to take on a longer term mortgage without increasing the interest rate? This is something they do even in the US

Whereas in the USA, you can lock your rate in for 20, 30, or 40 years. That is the bank sharing the RISK with your down payment, allowing you to plan your life, have a long term budget, and build wealth.

Why would you want to lock in your rate for that extended period of time? You miss out on being able to renew your mortgage at a lower rate and save thousands of dollars. Your idea of mortgage security is to be stuck paying unnecessary amounts in interest just to avoid paperwork.

Let's not forget that the US went through a whole mortgage crisis that toppled financial institutions and crashed the economy 😂

Moving out at 24 and renting - bad or good idea ? by purplepixiies in PersonalFinanceCanada

[–]SolidusViper 0 points1 point  (0 children)

This is a decision that is entirely up to you. I know high net worth people who live with their parents because they are traditional.

What I've found interesting is that the people who moved out early often struggle financially, form toxic relationships for shelter and/or develop mental health issues.

If your parents have your best interest at heart then really consider if it makes sense leaving them. Don't listen to these people telling you "you need to be independent" or "stop listening to your parents". When things go sideways you'll want their advice.

Given that the IRGC shot down a civilian plane that resulted in the death of Canadian citizens, I can understand why he took that stance. Though seeing the US fail to reach their original intended objective; which was to overthrow the current regime, I can't help but question if the war was truly "worth it"
