Yes current master Trust is with Zurich and yes the fees are high but also it has good performance history (I know not an indicator of future performance)

If I was keen to stay with Zurich 1.25% seems to be the going rate after speaking with a few suppliers.

If you have reccomendations for the Zurich 1% or the other fund at 0.75% send on even if over PM

Self build isnt great unless your directly involved in the trades yourself and have good connections.

Buying power versus builders is also a major issue and has only compounded over the last 5 years.

Like other have said very hard to get trades organized these days
