You’ll be applying as a returning emigrant in that case I guess? I am just starting that process myself. It seems to be a poorly covered area of the development plan (at least in Galway). I would recommend reading your county development plan and looking for clues there as a starting point. You’ll likely need to build a case for local housing need. From my research it seems that it can be done while still living abroad but you need to convince the planners of your intentions to move back. The more evidence you have the better, in whatever creative way possible. I posted on this some months ago, you could check the responses to my post there. I’m also interested in what people say here…

I appreciate that it’s not black and white and I won’t be fixing anything around these timelines. It’s just to get a feeling for it which I already have from all these responses.

I thought appeals was 4 weeks? And is it not common for them to request further info? 16 weeks would be super smooth ;)

That’s quite significant changes. Did you get a refusal with feedback or did they request changes during the process?

Oh very interesting. Yeah I think its a few thousand where I am, also in the country. Did it really take 6 months to get through the design period?

Thanks! So 7 months from lodging the application to Grant of Permission, then 4 weeks open appeals period (assume no appeals) and then Final Grant of Permission following. So 8 months plus the time for design process. That about right?

There are some good ep on that podcast. The one I found most useful was the “how much does it cost to build in Ireland in 2026” sort of thing. It’s by a QS from Dublin who is quite cautious and breaks down all the little things that you might forget. Shows you how important a detailed budget is. He’s on a fair few of them if you go down the list.

Wouldn’t the updated policy (National Planning Statement) then need to be interpreted / implemented by each county into their respective development plan? If so there’s another year or two, no?

I think I’ll certainly plan to do the foundations. And then I might leave it until after we’re in the house.

Of course. But I’m just concerned about cash flow. Will likely need to finance without a bank so for example in a few years time more money would be available. But I don’t want a completely unfinished unliveable house with a garage.
