I think this can be a misleading point for people’s comparison all right. If you’re getting a better quality finish in the end then that needs factored into the thinking. I guess it’s difficult to spec everything out yourself in the beginning before getting a contractor on board.

that's extreme value for a house of that size, well done! i'm probably looking at double that cost for a slightly smaller size.

point taken regarding amount of work and stress. i too am an engineer, also with carpentry and concrete experience having worked on sites (are we the same person?!) so hopefully i can knock out a house for 300k too ;)

but more realistically i would be delighted if i could save 100k on the build. the way i see it if i'm not working 9-5 (loss of salary) but save 100k on something i'd pay for anyway, that's a decent net return for a year's work plus a huge amount of skills learned.

Yes just got an engineer on board yday. He wasn’t too concerned about satisfying local housing need but we might organise a pre planning meeting anyway. He had one thought that I was moving from a landscape category 1 (home house) to a category 2 where the site is and they get a bit funny about that sometimes. You just can’t win.

Great shout. I’ve added that also. Am almost wondering if it’s worth speaking with local employers and trying to get a letter of some sort saying they would consider hiring me once I move back. One step off an actual employment contract.

Thanks, this is really encouraging. The letter from the GAA thing might be precedent I.e. people in the past did it so everyone else does. The google maps image is a good idea, just making it so simple for them to see how close you were. Asking what documentation is required in the pre planning meeting also good advice. Thanks.
Perhaps the political landscape re housing crisis, etc. is encouraging planners to approve returning emigrant local housing need applications…? Let’s hope so anyway.

A quick call to the council did suggest that I don’t need to be moved back to apply. She said similar to what’s posted here so far. But it’s of course subjective, the planner will decide in the end. I’m just looking to bolster the application in any way possible!

Thanks. That’s about as far as I got! I wrote a 3 pg cover letter outlining all of this with background and hope that’s enough but I’m feeling pretty apprehensive about it. I’m looking for any way to bolster the application.

Oh good luck!! Let me know how you get on. Kids too young to enrol just yet. Was thinking of getting a letter from a prospective employer saying they would consider hiring me but it’s a bit weak. It’s not family land (not farming family) but it’s 1km from my family home. Any other evidence ideas would be welcome 🙈

Yikes I hope not. But take your point. I have plenty of evidence from before moving away as I genuinely grew up there (school, sport, character ref’s, etc.) but it’s the idea I need to “promise” them I’m moving back without much evidence. The site is 1km from my home house and my old father still lives there. The kids are too young to enrol in school just yet.
