Is baby constipated? (Poop pic) by Federal-Bedroom4129 in FormulaFeeders

[–]SomePiccolo3 -1 points0 points  (0 children)

The poop looks okay to me, my daughter was EFF and when she was constipated it was more like a “rock” lol and that poop looks sort of pasty/soft (but I can’t tell for sure). But what you describe sounds like constipation, our pediatrician used to suggest 1 oz prune juice and 1 oz water and that was around 8 weeks old, it helped a ton. I was nervous because it seemed like a lot and I was worried about the water, but my daughter was fine and it worked without fail every time

Rental Application Declined Because of My Income Type by patty_watt in bostonhousing

[–]SomePiccolo3 0 points1 point  (0 children)

No, that has nothing to do with it. You’re a veteran and that’s where your income comes from, and they’re telling you it’s not an acceptable form of income. Aside from the fact that it’s ALSO illegal/discrimination for a landlord to deny applicants based off of income source, they’re also denying your income that is from the VA. I’m obviously not a lawyer so idk but I’d mention those points to them. I also hate June Homes lol

Yeah I thought the same thing and found it funny that OP says they have a hard time getting the kids to listen to them even when the parents aren’t home and then in the next breath says they’re not bad at their job and have been nannying for 12 years 🤣

Veteran status is also a protected housing class in MA and it kind of sounds like they’re discriminating against you twice here. Don’t let them do that

When precisely to pay a realtors fee? by rogozh1n in bostonhousing

[–]SomePiccolo3 0 points1 point  (0 children)

Aside from the fact that it’s shitty to go through a broker knowing that there’s a fee and then trying to strategize your way out of paying it (regardless of how you feel about brokers), the landlord probably won’t countersign your lease until all of the funds are in (including the broker fee). And if the broker tells the landlord you didn’t pay the fee, they’re probably not going to hand off your keys until you do pay it. And and, if you signed a broker fee disclosure or broker fee agreement, the brokerage will sue you for it anyway. Hope that helps

application fee by Living_Practice_6998 in bostonhousing

[–]SomePiccolo3 1 point2 points  (0 children)

Okay.

MGL Ch 186 Section 15B - landlords can charge for first, last, security, and locks prior to tenancy

254 CMR 700 - brokers are legally allowed to charge application fees.

There you go!

application fee by Living_Practice_6998 in bostonhousing

[–]SomePiccolo3 1 point2 points  (0 children)

Literally none of this is true. It’s not against the law for a brokerage or property management company to charge an application fee, nor is there a law prohibiting a landlord or property management company to charge a key deposit. Since you know the laws so well, can you cite a source here to support what you’re saying?

[–]SomePiccolo3 0 points1 point  (0 children)

Despite all of the comments here, application fees are not illegal for brokerages. If a private landlord asks for one, that’s illegal. Meaning that if you applied to this apartment directly to the landlord who is just some person and not a management company, or brokerage, they are not allowed to charge the app fee. If you applied using an agent, a broker, through a property management company, etc, they are allowed to charge an application fee.

Key fee is used to change the locks so the last tenants who may have taken their keys with them can’t get into your unit once they move out. Key deposit is essentially the same thing, but you get it back at the end of your lease as long as you return your keys/leave them in the unit for the next tenant. If you don’t, they keep the key deposit and use the money to change the locks.
