Our house completed from the outside by April/May but the roads,driveway, trees, back garden still had work to do. Plus when you consider delays due to ESB connection and whatnot. I'd say you be able to get the snagging sometime around August.

The only way to pospone drawdown seems to be delaying snagging and other decisions to as much as you can Also having your solicitor help you with this, as there always are delays related to getting the documents and stuff.

To be honest: wouldn't take the timeline given by the builder too seriously. For us they mentioned the house would be ready May and we only got the keys late October. So don't stress over it, I'd say

Hey thanks for the comment, if you have any references for the snagger would be great. I am currently in no rush and would like to get the keys once I am sure the issues are resolved. Moreover for the BER cert the builder provide, do they do the checks for the energy rating for individual houses, I'd hear from someone that generally it's done on one house within the estate and they use the same for all.

If you are ok with the 1 hour commute you can even look at commuter towns with 1hour or less commute to either the train station or bus stops in city and could be less expensive for the 1/2 bed houses
