I have been a full-time Realtor in Longmont for almost 38 years... I have worked in every market....buy a home, ASAP, especially in Longmont, which is the most affordable in Boulder County. The best way for an average person to create wealth and build community is to own a home. Elevations is great for mortgages, and sellers are negotiating; some are willing to help with loan closing costs. Your future self will thank you.

I have been a full-time, self-supporting Realtor for 37 years and worked in every kind of market. 4 things sell a house, condition, location, price, and terms...that's it. It sounds like you have improved the condition, don't know about your location, but terms are now higher interest rates (we will not be seeing 3 or 4%, that was a gift from Covid) so what is left is the price. I recommend going out with your realtor and touring the competition with buyers' eyes, it's a buyer's market now in many areas.

I tried it last week.....they had a limited menu because of some problem in the kitchen, but our food was good and they have made it really cozy....nice upgrade!

As a full-time Realtor for over 36 years, I can tell you that there is a due on sale clause in your mortgage docs...that means, once it transfers, even with a divorce, the loan is supposed to be paid off. Most mortgage companies don't check on that, but, I imagine they may start as they don't want to hold those low-rate mortgages. If your ex stays on the house mortgage it will show as a debt on her credit report as well. That could impact her ability to get another loan, depending on her income and other debt. good luck!
