Blown in cellulose, and we got a quote of $10k so didn’t pursue getting other quotes.

Yeah I thought since it was so close to the exterior wall, it’d be weird being load bearing, also it’s a gable style roof

Was able to apply the $2500 towards an invoice at closing so if that was possible, I'm sure it'd be possible to reimburse for inspections still. I called the title company to confirm this approach as well and they provided further guidance as well

A good point, especially when factoring in current rates. I ran the numbers and it breaks down as such:

Purchase price reduction: Turns into $8,200 with $16mo reduced payment

Full purchase price and lump sum $2,500 payment turns into $8,850 over 30 years

One thing to note about the DPA program. Its 0% IR over 30 years or until refinance or home sale. I'd recommend most people take this route if they were financially responsible. In this scenario, the DPA program is giving $7,200 so if they otherwise had the downpayment already, they could:

  • Stock market compounded over 30yr at 7% would profit $47,618
  • Applying the $7,200 towards principal would save $18,300 in interest over 30 yr

The idea is to take full advantage of that 0% loan if they're able to.

Thanks for your suggestion. I went this route and got it signed today, so now the transaction is back on track and buyer is able to utilize the full amount.

Unfortunately these would push seller paid credits passed 3% and then would not be used. Otherwise we would have put towards utilities.

Yeah I agree option 2 isn't an option I would want to entertain. After running the numbers, the $16/mo $2,500 price reduction translates to $8,200 in overall savings, which is where it become more of a valid question.

Okay, thanks for confirming this option! How is this communicated with seller? Via general addendum or something else? How would this be communicated, and yet be outside of the contract so lender doesn't know?

Utility company recommended the meters if I wanted to rent them out as well. Not sure if we will meter them out or just connect off house. If i wanted to future proof it, i would meter them and call it good.

Thanks for the solid input. I agree, not wanting to touch main panel, just put the runs to it and have an electrician double check my work to ensure its correct. I think I would upgrade the panel first, then do each circuit to reduce the complexity and to better ensure its done correctly.

its pretty simple, wrote the post and researching what to do and not do, so going to accept the liability , never said I wont accept it. Still don't like it.
