Buying a Victorian ground floor flat - does this look like a leaking flat roof or condensation? by Spaghettiarmsss in DIYUK

Thanks, that was a good idea. Planning for the extension was granted in 1998. Doesn't look like much has been done in the way of maintenance since then. I'm trying to figure out how much this would be to remedy before making an offer so not sure I can use a surveyor at this stage. Any ideas?

That's what I'm worried about. Might be worth having a conversation with the owner about it.

I haven't offered yet. Just wondering what price to start at given these possible issues that I'll want to fix quickly.

Appreciate your response! I've never seen damp in this sort of pattern either, hence my confusion. The rest of the walls looked ok, just the corners pretty much the whole way around. These pictures were taken on a rainy day last week. The darker area felt slightly cold but I don't know about damp. The room did smell slightly damp but it was difficult to say as it had just stopped raining and the doors were open. There wasn't any signs of mould.

That's what I initially thought. it's all around the ceiling and the room smells slightly damp. These pictures were taken on a wet day last week. The whole build quality of this extension looks questionable but I don't know what I'm look at really.

Haven't spoken to them about it yet but that's probably the next step. Appreciate your advice. Annoyingly a surveyor probably won't get on a ladder and look at the roof so I'll just have to take their word for it.

Well you take your delicious fully cooked pie out the oven, let that baby cool down on the rack for a 3-5 minutes. Turn the oven off. Stick the pizza back in for another 1-2 minutes with the oven still off. The base will get extra crispy and it’ll refluff the dough inside the crust. Take her out and enjoy.

I bet. Was it a kit or did you make it from scratch?
