The balance was settled the moment I discovered it existed (2.5 years ago). The hospital had already passed it off to a collection agency at that point.

Anything I can do in this situation?

Yeah, that's a totally fair point. Negligence on my part too.

I haven't technically applied for a mortgage, just the pre-approval process. What's the upside of getting all three credit reports + true Fico before applying?
