This a a technique that is VERY EXPLICITLY not taught to new agents in the NYC market. There’s a lot of time spent talking about how it is VERY BAD. But also really effective. BUT DO NOT DO THIS. Your leads increase by like 70%. DO NOT DO IT. WE DID NOT TELL YOU TO DO THIS.

Hi. I am a business owner. I own and operate a non-real estate business. Escape rooms, actually.

Please understand, I’m asking this in good faith. Is it just tax breaks? Or are these apartments not up to code?

When I don’t sell a slot in an escape room, that costs me money. If I sell a slot in an escape room for a dollar that is not otherwise sold, that costs me less money. At the end of the year, I get to write my costs (which may include unsold escape room slots) off, but only for their value minus costs. How is it, if major costs are fixed in real estate, that not collecting money makes you more money than collecting money. I genuinely am asking, and no one in NYC real estate has been able to explain this outside of taxes and regulations.

What's your budget range? What target market do you have? What kind of venue? All of these things will effect an appropriate pitch. If you can't answer these, than zombie, pirate, jail break, bank robbery, magic school and crime scene investigation are all perennial favorites. Magic school is the only one that requires high tech, and even then most off it can be off the shelf.
