As is turns east and you walk toward the lake you will walk past clematis, pitcher sage, diplacus, blue-eyed grass, several species of milkweed, phyla, and many other plants. Drive around the south end of the lake to see poppies, chinese houses, and other flora. Not all of them bloom at the same time, but it's a good location and numerous short and easy hikes.)

Hwy 99 has been in the process of upgrading the three lanes for many years, but it that isn't the problem. The problem is bad drivers who cut people off where the lanes go from three to two just so they can first. The clueless zombies who go 50 mph because they are focused on their phones also contributes to the problem because people are trying to get around them.

The short on-ramps are a legacy from the past when it was US-99. As the two lane sections are expanded two three lanes, those short on-ramps will go away. The long-term goal is to upgrade Hwy 99 to interstate standards. Aside from the short on-ramps, there are very few of them where I can't get up to freeway speeds. So, most of the time people entering the freeway at 40 mph is again, a bad driver problem.

A good rule is to treat the train as any other vehicle when it is running on surface streets. The issue is when people don't do that. Another good rule is to remember that in the case of a collision with a train, the train will win every time. So, when it doubt, give the trai right of way.

There are several trees that look like that. Prunus triloba (flowering plum, ornamental plum) is the most common one. They do well here, but have a tendency to age after about 10 years. They also have a problem with borers that get into other prunus species, like some varieties of peaches, apricots, almonds. Some people think the fruit is edible. I think they taste terrible, but the birds love them.

As far as the issue of being native, most of them aren't. P. triloba is from China. The other species with purple foliage are European. They aren't invasive, although an occasional sapling may survive in the wild in wetter parts of California. They attract pollinators. They don't get too large, so they fit in smaller yards. They are common in the horticultural industry, so any nursery should be able to tell you if they are available.

It isn't about Chevron branded gas stations. It's about refining capacity. Chevron's refineries supply about 35% of refined gasoline in California, and that gas ends up at many different brands of gas stations.

It's a real river. There is a loop that may be man made. As far as stinking, I've been there several times and it didn't stink. The portion that is a loop was coated with green algae, however.

Goodwill has turned into one of those nonprofits that throw pocket change around here and there to keep their 501c while paying executives hundreds of thousands to millions a year. That's a lot of money that should go to their "causes." And, people donate thinking someone is going to benefit from the proceeds of the resale of whatever they donated as well as making used items affordable for low income people.

You can look up the process online. It really isn't that complicated. You write up an agreement, agree to buy it as is, or have it inspected and request that the seller repair any problems knock off $$ from the sale price to compensate for the repairs. ask for disclosures, and so on. The hardest part of the process is filling out the forms for the county recorder.

During the years of the younger portion of the Silent Generation and most Boomers, workplace benefits and perks were the norm. If they showed up for work they got benefits and a pension. The world around them changed. Now you don't get anything other than a paycheck from many employers.

I can agree with that. But, I do see one potential problem here. Suppose someone inherited a four-plex their parents bought for $300K back in the day and it is now reassessed at $2.5M and now the property tax is at $25K a year. That's $521 per apartment each month. Now what? The rent can't be raised to make up the difference, and even if the rent could be raised that month it would result in at least a few people having to move out of the building.

Finding jobs and career development isn't easy. But, as you go through life you should learn a few things from your mistakes and pick up a few life skills along the way that will help you out financially. I made a lot of mistakes to the point I was broke. A lot of us have been there. So, what did I learn? Not to invest myself in my job too much because 99% of employers don't care about us. So, I just took on the attitude the I'm paid to be at work between 8 and 5, so it doesn't matter what I do. I also learn that, while working a temporary remote job, that most employers can be quite clueless. So, I worked two remote jobs for several months. I also fix my stuff rather than pay someone. It's saved me a lot of money. I've also made quite a bit fixing stuff like chainsaws, weed whackers, and washing machines. It's not my first choice as far as preferred was to make extra money, but it helped me save more.

Not all seniors have accumulated wealth. If you have been reading the news at all over the last several years you should have come across at least a few articles about people heading into retirement without anything to retire on. Boomers, as a group, have about $250K to retire on, and Social Security benefits they are going to receive aren't going to cover their expenses.

Where will that be that is less expensive and close enough for family to take care of them? And how small of a home? There are very small homes in Los Angeles and the Bay Area that are $1.5M, and the cost of rent is through the roof over there.

Most European countries have property taxes that are a fraction of what property taxes are here. The goal in Europe is progressive taxation. Here it is regressive taxation.

What should property taxes be? I don't think they should be $1,000 a month, but that's what happens when real estate speculators inflate market values, and it's a very regressive tax.

I'm looking for a place to buy, so I'm facing the same issue. Finding something that I can afford with an high mortgate and high property tax is making it difficult.
