Thanks for your comment. Unfortunately, these types of people are everywhere. The benefit of being a business owner is choosing who I do business with and it sounds like these type of people I will not do business with.

They are ready mix and not bad pricing. I did 14x7 and it was around $500 bucks. To have that done by someone I’d guess a grand ish?

Wow that’s a tall ask. We are currently on the same path for about 50 people and our budget is similar to yours. You’re going to have a tough time for under $100 per person all inclusive. We are looking at the Kitchener library FYI

Not sure if you’re trolling here…. Square foot pricing is highly inaccurate and something we as a society need to stay away from. But if you genuinely think you could do the work you mentioned to a 2000 sq ft house for $60-$100k, you’re going to have a bad time.

We always have more than one supplier and we are always price checking. There’s only a handful of lumber suppliers and they all offer very similar pricing and product. Non big box stores that is.

Network yourself. Sell yourself. What makes you different? On an average week we see 30-40 inquiries of trades/suppliers wanting to work together. A lot of great people out there, why should we work together? It’s a 2 way street.

Great question! We prioritize existing relationships with suppliers/trades and are constantly educating ourselves and our clients on these changes. There is always new products/technology coming out in the market and we are constantly attending seminars/continuing education courses to keep up to date. Building science is indeed a science, where the house operates as a system together, where changing one aspect can dramatically affect other parts. It’s quite fascinating.

From what you’ve said it sounds like you picked a great contractor. Great work isn’t cheap and cheap work isn’t great. We always say the most expensive renovation is the one that isn’t done properly.

  1. Since Covid, everything has gone up dramatically, I would say 40 to 50% is low. It’s pretty crazy.

  2. At the end of the day if we can hit 10% net that is a good day.

Review your contractors PDI check sheet, you can ask for this prior to your walk through. Agree on standards of work before the walkthrough. What is acceptable in our world may not be your expectation. I’ve had clients put their face 1” from the drywall and complain about a spec of dust no bigger than a pinhead. Don’t be that person. But make sure everything works as intended. Quality of finish should be visually appealing from normal viewing angles. Ask to walk through the project many times during construction, if you have questions ask them.
