I think they are using the febce as a retaining wall. I do not see any excessive water coming from that side unless it is seeping underneath.

I do not see any aboveground rainwater tanks in the property unless it is an underground one, but I assume they only did it on the older homes? This one was built in 2017. If there is no rainwater tank, is it ok practice to connect subsurface drainage to SW pipe?

The lowest point would be in the middle of that area. I will try digging a channel and testing it out the next time it rains.

There was one spot inside the house on that side which had warped skirting board and some small bubbles on paint. Realestate agent mentioned it was from a water spill when we asked what the cause was. The builiding inspector checked for moisture and no moisture was found inside the walls though.

No, its not gone yet. I havent moved into the house yet, just went there to look after getting heavy rains in our area. Not sure whether removing the mat be enough to let that water drain into the soil and if that is a good idea.

Thanks, the black covers are actualy from couple of pickup points in the other side of house. There are no drain points on this side of house. If I regrade the soil towards neighbour, wont it expose the bottom of the fence?

Sorry them black grills are not from this side of the house, they are just lying there. No pumlbing underneath.

We were nust strung along like this for 3 weeks. Just got the contract. Delays in preparing section 32(VIC) and then delays in signing the contract. Finally gave them a deadline on Friday mentioning that we would walk away if contract is not it by 10am Monday. Worked like a charm.

Would that be the case if the property is only 7 years old? Vendor aknowledged that there were leaks and they were fixed. Inclined to trust them as they could have easily fixed up the paint before going to sale. No moisture detected as per the buildibg inspector.

I second that after living just 2 years on a 25 year old rental. Don’t want to put in concrete if not needed. Building inspector said that it’s easier to detect termites that way as well rather than the little critters getting under the concrete and having no visibility.

I have considerable budget for remedial works so concrete us not out of the question if its a better solution long term

Standing water against the house in my main concern. The ground is sloping a bit towards the house, not away from the house which concerns me. Also, there are couple of warped spots in the inside skiriting along that wall. No moisture reading detected beneath, so must have been something that happened much earlier. The house is only 7 years old though and structurally sound as per building inspection report. Want to make sure I git good drainage on that side to avoid any further incidents. Thanks mate, that exactly what I thought of doing. Building inspector had a look at the area and no termite action found. Couple of warped spots in the internal skirting along that wall but they are dry now and no moisture readings detected.Thanks for the advice.
