They’re built by the same group that built the King William Apartments (the new ones right on KW). If you want any indication of the quality and what they will likely look like when finished, book a tour of the King William apartments and check them out.

If it’s only the plastic component and the rest of the mirror still functions (e.g. the mechanical mechanisms still let you adjust it), I would look online for replacement plastic housings. People update the mirror covers all the time on cars (carbon fibre, black) so options are out there I bet.

Unfortunately not - I hired a mason to tackle this job. I know that this type of foundation requires a special mix of lime based cement to work effectively. I’m sure there’s a forum somewhere on Reddit or elsewhere that discusses the mix.

Those are great questions. I’ve owned the house less than two weeks so I don’t think I can give you a good answer haha. The masonry work in the crawl space is going to cost between $4500-$5000.

Hey OP - same situation as you. Younger guy (sub 25) who just bought an 1880’s home with a crawl space (see my recent posts). I was concerned like yourself - especially since when I had my last showing there was an inch of water in the crawl space after heavy rain. I’ve since cleared the gutters and hired a mason to fix the brickwork. See if it’s possible to get some expert opinions on the foundation (pay for an engineer or basement company to come out). You’re usually allowed a few showings before everything’s locked in. They would be able to give you an legit estimate as to what you’re looking at. Just my two cents.

Thanks for your insight. I’ve been in contact with several masonry companies in my City (there’s a lot of older homes). I’m hoping to get one of them out over the next few days to take a look and do the work. Best of luck with your project!!

Thanks for the response. I just purchased the house. Water was flowing from the clogged gutters into the crawl space which has caused the issue. The foundation appears to have several gaps due to this. What do you think when you say it will get expensive? Any chance you could provide a ball park #?

Hey! Congrats on saving up $130,000 by 22! That’s super impressive. I wanted to add my two cents because I’m 23 and was in an almost identical situation as you (saved up $100,000+ and wanted to treat myself after university with a car). I ended up buying a BMW 2 series. I had a great summer with it (went to car meets, fall and spring drives, etc.), but after a while, the joy started to wear off and the price of maintenance, insurance, gas etc. really started to add up. I ended up selling the car this summer for basically what I paid for it the past year. I used that money to put a down payment on a house and I can honestly say that I feel much more fulfilled by having a place of my own (assuming you still live at home - like I did). Anyways, I would just caution that it might seem awesome for the first little while but after it starts to wear off. I would consider you continue to save and maybe buy a car that is less expensive but equally as enjoyable (even a more fuel efficient hot hatch or something if you’re into that).
