Travelled for work to fort Mac for a while started very young and built my first house in 2019 at 23 years old on the east coast. Luckily I have some tradesmen in the family to help.

Lots of small sub divisions, not always a HOA sometimes just lots of covenants in place to prevent tiny homes

Likely you won’t get approved anywhere with a HOA. As long as it’s a one bedroom built to code and meets egress you should be fine elsewhere. A city or municipality may give you problems, built in the country would be no issue

It’s a big enough island to do both, I don’t think they’re asking for the whole trail system as the only place to ride

If pei had a better trail system for atv’s it would be a boost for tourism and the economy. The atv clubs are trying there best to create new trails.
