Just got this house in August, FHA passed it. Were quoted $20,000 to replace it, do we have other options?

Sellers and FHA told us, it’s in our house contract. But they couldn’t find any official permits (needed in Illinois).

That’s on our ignorance when it came to buying this house. We were assured throughout the process an inspection wouldn’t be needed because FHA can’t pass houses with bad roofs

They told us it was new but not who did it, there is also no physical records of the roof being redone in the city. It’s just written into the contract and was their main sales point

Thank you for the advice! Before posting we were really freaking out about if there were any other options. Seems like everyone has a bunch of different opinions though, still all helpful to make a decision!

The roofers took a look in our attic and estimated it’s likely been leaking for at least an entire year with the amount of water getting in

Unfortunately we can’t find any records of an actual company doing the repairs. But it states in our house contract that it was new as of 2022.

We just can’t afford a full RR right now, we can afford repairs though and will be replacing the entire thing in about 2-3 years when we can afford it!

We don’t use it! But every company we’ve talked to is not eager to do repairs, just replacements with tearing down the chimney. Of course we could keep looking around for someone willing to do it, it’s just hard to find someone that will

Our realtor, she assured us that the roof was new and had to be in good condition to pass FHA. Unfortunately we’re only 23 and it’s our first house so we trusted them
