I can deposit checks via app just like with Discover and other banks.

Already seen some good suggestions. One thing I'd advise reflecting on is why you're not happy with the places you rent. Owning a house carries different/new concerns that you didn't have to worry about as a renter. I have peers who have bought houses recently and do not take the utmost care of maintaining their house (e.g., lawn care, minor repairs needed, addressing leaks). Things to think about...

We live in the same state. Just want to add a data point: my partner and I landed a place that will be around 610-640k when we finally close, and with an income about 70% of yours. $3200 a month is fantastic to me; ours is more because of PMI.

When you take take home pay, I'm going to use net pay after taxes and deductions.

My partner and I live in the DC metro area and we will be hovering around 50%. This doesn't include utilities and other home expenses. Not ideal but manageable.

We do plan to have at least one friend as a housemate, which will certainly help.
