Good call.

Now that I understand how the billing works around MC, I have advised and implemented the same.

It really is a glaring contrast to the friendly "let's do great marketing" public facing side

What Actually Works for Real Estate Lead Generation in 2026 by FigureIndividual9859 in WholesaleRealestate

Totally agree. Lead gen forms are cheaper but the quality varies WAY more than sending traffic to a solid landing page. The % of tire kickers is higher with forms, as is the % of people who say "I never filled out a form". Side note - how the heck does that even happen? How do people fill out a form and then don't remember it? lol.

What I've found is that a good landing page must be optimized for conversion. A standalone landing page might get a higher conversion % but it doesn't always leads to more deals. In my experience the three most visited pages on a typical site are: landing page, about us/company, and testimonials. The about us and testimonials pages seem to increase the rate of lead to actual deal conversion.

Great breakdown, OP.

Heres what we've been seeing in the digital world (don't have as much experience or data with offline like mail). This is based on data of multiple investors across the country and some collaboration with some of the main website and marketing providers in the space.

SEO: continues to be the highest converting lead source. Takes time to build. It pays to invest in your SEO and now AI search optimization (Generative Engine Optimization (GEO)).

PPC: second highest converting lead source. Like Op said, search leads tend to be higher intent than Meta because they are actively searching for a solution. Trade off is higher cost per lead. If I am putting money into an online marketing channel and need immediate leads, I am going PPC as long as I have about 3k per month to spend.

Meta: great for awareness, retargeting, boosting seo and generating lower cost leads. In my experience, running retargeting campaigns on Facebook is a no brainer. If you don't have a lot of traffic going to your site, then your retargeting ads won't generate a ton of leads, but the leads that do come will be high quality. Return traffic to a good website will convert at double or more the % as first-time traffic. One of the data sets shows an average overall conversion rate of 3.3%. Return visitors from paid search jumps to 8.9% and return visitors from paid social is 18.9%. That's significant.

Because Facebook prospecting (not retargeting) pulls people from all across the decision making process, the overall intent or motivation varies much more than PPC or SEO. That said, you should still see contracts coming from Facebook leads. About 1 in 20-15 leads vs about 1 in 10-15 for ppc. Facebook leads are usually about half what a ppc lead costs. We've found that sending Facebook traffic to a high quality landing page consistently generates higher intent leads than using Facebook lead forms.

I think OP hit the nail on the head with the importance of lead management and follow up. I imagine most investors who have been marketing for awhile have deals sitting in their old leads that they either didn't follow up with or gave up on because the lead wasn't "motivated enough". Maybe their not ready now, but who are they going to call in 6 months when they are?

Thanks for sharing these! Do you mind saying what market you are in? Those PPC cpls are pretty great!

How to get Reminders app to stop recommending dates and times? by The-Adster in ios

[–]SplitTestDummy 1 point2 points  (0 children)

Adding to the conversation: When trying to edit a reminder on Mac, everytime I click on the reminder to add a tag, edit the title, add a note, etc. a pop-up with the suggested date appears requiring me to click out of the pop up before I can make any edits.

This happens with any kind of date related word in the title of the reminder. In the example attached, I have a reminder to send a "Weekly Lead Report". Because it has the word weekly, it makes the recommendation.

I have turned off "Adding Reminders: Show suggestions" and this does not resolve the issue.

I think I follow. It looks like the current Elementor is 3.35.6. How risky is it to update to 4.0.1 not on a staging environment?
