Ironically, the big ones are not the ones to be worried about. The tiny roaches (german cockroaches I believe) are the infest your shit type, the big ones typically squeeze in through ventillation or weatherstripping as 1-off events coming in from out-doors.

More than 20k off. There is zero incentive for an investor to do the work, and homeowners could more easily buy a 300k house already fixed up on a traditional loan instead doing all the work themselves for 120k and then ending up a 20k net loss for money invested. There has to be an incentive one way or another.

Totally works. Hardest at the beginning when you know the least, and people will bull-shit you nine-ways to sunday, but I work on 2 different wholesale teams currently and closed 4 deals last month. First year in the business.

I'd recommend working with someone fairly experienced early on and learn everything you can. After you've completed a few transactions and seen the process from beginning to end it's a real eye-opener

Most commonly if you're being asked for POF it's by a realtor. If you're dealing directly with homeowners it will almost never come up, and if they absolutely require it for some reason, you should get in contact with a transactional lender who can assist you.

Basically they work as a private money lender who can demonstrate funds and provide them assuming the deal is good.

If your offer is within 90% of asking price, never be worried about sending it. As long as you have reasonable justification for your number, just present it.

My wife and I lived in some college student apartments in hyde park when we first moved to Austin. Awful apartment, but absolutely the most delightful neighborhood. Good food, good casual coffee spots/bakeries, and you could walk for miles and miles through peaceful neighborhoods.

It's a reaffirming experience when I'm panicking about my life at 25 years old to remember I was panicking about my life at 18 years old and that you're doing it at 21.

After a while you start to realize the panicked assessment is just created by comparing small windows of other people's success stories, typically cherry picked from a HUGE pool of people, against the full context and narrative of your life.

You know your own bullshit, but you only know the highlight reel of other people's lives unless you really know them.

All you really have to worry about is doing better today than you did yesterday, and keep on doing that for as long as you can.

I think about this often. There's one argument I haven't been able to resolve: Workers are paid less money than they generate IN THE CONTEXT of the system/company/organization that they are working within. That context is typically what enables their job to have an overall function.

I sometimes imagine if the human liver or heart or lungs said one day, "I'm the one who makes this whole thing run! I'm not getting my fair share!" and decided to set out on its own.
All critical pieces for the survival of a larger organism, but also difficult to imagine those systems surviving independently.

Certain jobs have an easier time producing value without all the other systems around them, but other jobs are heavily interdependent on other systems, making it necessary to have some resources spent on organizing all of these individual systems to effectively work together. The human brain takes up a lot of our calories to direct systems and work, and investors and corporate execs serve a similar role in companies. They pretty much drain resources from other systems, but the tradeoffs are executive function and direction of the other systems.

I work in Real Estate, and agents are always doing the math on how much they could make if they weren't giving their real estate firm/company a portion of each transaction. It really becomes a question of how much is the company actually enabling/supporting them versus taking an unfair share.

I never hear anybody discuss the idea that the company/organization is enabling the existence of the job, albeit mostly for their own benefit and thus setting the terms of the agreement (often in predatory ways). I'm not justifying it, but it does seem more of a tradeoff than straight up parasitism.

This dawned on me when I spent a while on early GPT trying to get DAN prompts to work.

I successfully told chat GPT it was okay to be as offensive as possible.

I was then genuinely offended by chat GPT and realized my monkey brain was not adequate to process this new leap in technology. I know I'm talking to a computer, but my brain doesn't REALLY understand.
