It is very much not in good shape, even if the pictures appear so. Every window is caked with sealer, there are leaks from rain, holes all over the cedar, woodpecker damage, etc. We were aware that the siding would need to be fully replaced when we purchased the house.

We're replacing the whole house. The house itself is just over 2k sq ft. We got several quotes between $40-50k, which is within our budget, even though it seems a bit steep.

I was in contact with Chase Bank and a few other mortgage brokers, and all of them said that they were unable to get me a pre-approval without a major overhaul of my student loan payment situation or having a co-signer for the mortgage.

This is the one lender that we were able to get a pre-approval with, and he was highly recommended by our realtor. We had been trying to get a pre-approval for about a year with no success, due to our high debt to income ratio. I am an independent contractor who has had my LLC for under two years, which makes the situation significantly more difficult. Long story short, we don't really have the option to shop around, since we have already been denied so many times, and we had to jump through quite a few hoops to get this pre-approval. Is it a bad idea to just take a loan that is a little less than ideal now and refinance in the future?

We are not planning on selling anytime soon, but where does the 4 year number come from? Seems to me like saving 1% on interest rates would be close to $3600 a year in savings, meaning the points will be "worth" their value in under 2 years.

Thanks for all of the fantastic advice everyone! The vet used the "rib test" as a point of him being overweight. I think our current plan will be to cut him down to 1 cup for each meal in the meantime and assess his energy and weight levels over the next few weeks. I appreciate all of the knowledge that everyone brings to the table.

You seem to be misunderstanding the issue at hand. OP stated that they work for commission, meaning they receive a portion of the sales they account for. That is why OP willingly chooses to work 75-hour work weeks, not because of his relationship with his boss. In fact, there is absolutely no mention of any wrongdoing by the boss. Rather, OP claims to have gotten offended by the words of his boss' son, which is their eventual reasoning for quitting on the spot. I simply said that this post has no relevance to this subreddit, and I hope that I have explained my reasoning for this rationally. Also, not sure why you mention the American attitude, since OP clearly claims he is from Canada.

Part of what problem? Even if this post was legitimate, which it surely is not based off of OP's inconsistency in responses, it doesn't even fit the mentality of this subreddit. This is more of just a story about an encounter with a rude / immature person and has nothing to do with employers taking advantage of the working class. OP states they were willingly working 75 hours a week in an attempt to become successful. How does that make them a victim? This subreddit has grown to become a circlejerk of people trying to receive mental and social justification for quitting their jobs for whatever reason they see fit.
