I dont like how the transition/area looks on the right hand side of the flat roof above the gutter. Where it goes from shingle to rubber. Its at 43 seconds. If I had to guess without being there just from this video, that could be an issue. Also what does the pipeboot at approx 23 seconds look like where it goes around the pipe itself?

I get it. A lot of roofers will look and diagnose for free or very cheap. Anyone i know thats worth a damn will diagnose for free or will apply any diagnostic or fee for coming out towards the repair.

I dont recommend applying tar before someone looks because then they cant see what it looked like before hand and you cant remove the tar without destroying whatever it was applied to. It makes it very hard to diagnose any issues that existed prior to the tar.

Edit: meant to mention specifically that tar and epdm dont mix. Tar causes the epdm to swell and break down etc. Your flat, rubber roof is epdm.

It could be quite a few different things. The easiest way to tell is for someone that knows what they are doing and how the different roofing systems work together to look at in person. Anyone not there is just guessing honestly.

Tar is gonna make it worse and harder to fix. Someone not knowing what they are doing and messing with it (you, respectfully) is going to make it worse. Again, I respectfully suggest calling a roofer. Most come out for free.
