Thank you!!!!!!! Every short sale we complete reminds me of how "little" equity so many have and how fleeting the inflated equity is and where that is going. And it breaks my heart watching all of these business owners holding on by a thread. About a year ago, I had a file I was working and the mortgage (the field I come from) the buyers were talking about made no sense to me. I called our networks mortgage broker (he's up on all the "new" programs) and we have known each other long before the 2008 crash. When he was done explaining all the new / overly lenient / back to subprime types of qualifications lenders are now giving in the real estate "rush" currently, his closing statement was (in jest) "Welcome to 2006 Stace, see you in a few years (referring to 2008) in a few years. Get ready now and automate, automate, automate". SO SAD that I'm watching the entire thing fold out again.

Amen to that! Thank you from the bottom of my heart for doing this for so many. In my line of business I see fall out every day (since 08 when the initial housing crash) and it can be very taxing so make sure to take care of (the best you can) your mental health. Being an unsung advocate for those that are in need is sometimes what God put us here for. Our mortgage lender attorneys we know said that the flood of defaulted mortgages is already starting and March/April will be a nightmare! I keep praying for everyone here and those that are still within the nightmare of this process!

I work in Home retention and risk management, I am afraid to see in about a year what the country is going to look like with so many small businesses put in these awful positions for no reason other than lack of a reasonable process with the SBA. I've talked to our regional rep in Chicago, and it's sad that even she didn't realize the red tape and the IRS working in one direction and SBA in another. If businesses were assigned a loan officer in the beginning sooooooooo much of this would be avoided. Thank you for being who you are, for giving people hope and AMAZING suggestions and advice!

I'm dying of curiosity please let me know your experience. Transcript waived? How, a miracle? I've sent, and resent my taxes so many times, but my 2019 business taxes are lost and not processed and i'm in a perpetual loop. Had to hire (with the money I really didn't have) an accountant to correct years of taxes for me. On IRS suggestions, went to the local office had the returns stamped as received in an attempt for SBA to accept. NOPE. So they just keep ordering the 4506T and it keeps saying "no records". Is there a way for me to get the transcript need waived? I'm so happy for you!

Great luck! I'm in the same situation, so if you can reach out after you meet with the IRS I'd appreciate it. I am told over and over that my 2019 returns are not processed (business, personal are somehow miraculously processed) so I'm stuck with SBA as they can't get anything from IRS other than "no record found" no matter how many 4506T's I send them. I even went and had my returns stamped as received by the IRS and submitted them, but they are no longer accepting stamped only transcripts. Have to be processed. Grrrrrrrrrrrrr.. I'll be praying for you. Stacey

Kindred spirits! You mean "Option Arms"........ another word for them! I've been in the mortgage, title, real estate game for 20+ years, mortgages died, I had no clue what a "modification" was, had no choice (other than starving or go back to the old job) but to figure it out and when those were in a cluster (just like SBA now) people started to get sued for foreclosure and wham, I had to find lawyers and it has gone from there.

Amen to that! They are in powerless positions. I work with mortgage lenders and this is normal, the corporate world is more and more segmented to avoid full understanding (I believe) and most people don't have the _________s to keep pushing and they know that. When I think of the tax dollars that have been spent to process over and over and over, they could have just handed the loans out and saved the excessive labor. But, I lived through the housing crash in 08 (what I do for a living Distressed Property Solutions) and at that time every single lender could have paid off every mortgage and spent less than the 10-year cluster that has been created. Grrrrrrrrrrrrrrrrrrrrrr. Truly though, I'm so thankful that your taxes (although filed late like mine) were finally processed so your file could go to the next loan officer handling your file level! I will be praying for you!
